All the RENT agreements I have seen mention that the LEASE agreement is for 11 months. Why is it that eventhough the title of the agreement says "RENT AGREEMENT" the wordings in the agreement are"LEASE AGREEMENT".

i am tenant staying at pune.
wish to stay at viman nagar 2bhk property at pune.
owner stays at gurgaon.
1.can any body tell me that
in absense of owner in pune can we register lease agreement ?
if yes how ?
if no then if owner come down to pune
2.which registrar office is applicable to viman nagr property located at rohan mithila.?
Lease amount is Rs.12000 pm. starting from 1/feb/2013 for 11 months.
Advance rent is payable for 12 months as part of deal in following installments.
19/1/13 10000
01/2/13 40000
01/3/13 30000
01/4/13 30000
01/5/13 40000
total 150000
out of which Refundable Deposit of 18000.
3.what will be reg. charges at 12000 or at 150000.?
4.without consulting advocate can deed be registered without getting harassed by govt official reluctant behavior.
