Q: Please share your feedback on UTC culture city, How is the overall project, Which all banks have approved the project and What is the present progress in the project?

My replies to this discussion
UTC seem to face the same problems all other developers face as well. Rampant corruption with authorities delaying vital decisions resulting in a funding gap for the company. Many costumers have unrealistic expectations having been lured by absurd glossy sales brochures and lies by sales executives. My understanding is that UTC Culture City has approval for phase I but got stuck in phase II which is the Cashflow generating phase. I assume this is the reason why the development of phase I has come to a standstill. Most buyers in phase I seem to have successfully registered their properties. This can be checked online. Interestingly apart from one person no one else has put a boundary fence up making their purchase vulnerable to land grabbing and vandalism. More enthusiasm by the owners would certainly encourage the developer to engage a bit more and improve the crumbling infrastructure of phase I. The creation of an owners association would be desirable.UTC seem to face the same problems all other developers face as well. I would be interested to know why there are currently 94 registered plots in Culture City Phase 1 but none of the rightful owners seems to bother to fence their plots in. The proportion of registered to unregistered plots is favourable to consider continuing with the development of the infrastructure. There are thousands of failed developments around Bangalore. No one stops the rightful owners to take the initiative to develop the infrastructure themselves even when the original developer goes bust. R.P.
