Q: Pls. clear my confusion about the below points: 1. What is the requirment of Inverster in Real Estate Market if ultimately he has to sell the same to END USER. 2. Why Investment in Real Estate Market is not called Black Marketing (If it Hits Endusers Lifestyle, because Due to Hike in prices endusers have to pay virtually hiked prices & he is forced to live with a lower standard of lifestyle which he deserve) & How this is different from Black Marketing in Railway Tickets,Fuel,Electricity & LPG. 3. How Invester Help Real Estate Market for lowering the Property Prices. 4. Investers are Good for our Country Economy or Bad for our Country Economy. 5. If Investers are Good for Country Economy & Invester Profit than Why Government will not open Investment opportunity for General Public in Railway Reservation, Fuel, Electricity & LPG. Invester can get good Return in these cases as compare to Real Estate. 6. Why Property Price Hike is considered as Growth (While Price Hike of Railway Tickets,Fuel,Electricity & LPG Considered as Inflation) & Similarly Property Price Stability is considered as Slow down of market & General public is not happy with this situation. (While low prices of Railway Tickets,Fuel,Electricity & LPG Considered as Good Situation & Good ) 7. If Invester have enough money than why they don't prefer FD in Bank, If Bank get sufficient money from the Investor than Bank Can offer Loan with very Low Interest Percentage & Money can be used in various of projects other than Real Estate. Even If Invester are not directly Invest in the Real Estate than the Price of Land will also become low as compare to now. Than a Company Can get the Land for Manufacturing/ operations with Lower Price & Can use Invester Money thru Bank with Lower Interest , Hence Can Produce Products with Lower Cost due to low Input Cost. 8. Property Price Hike is Healthy for Our Country Economy or not, in both cases pls. explain how?? 9. Why Property Growth is measured in terms of Price Hike but not the Infrastructure Volume Hike. 10. If Infrastructure/ Construction Volume is taken into Account for measuring Real Estate Growth than the Price Must not increase steeply, I am i right or wrong ?? 11. How Government Can Stop Invester to Invest their Money in Real Estate & Encourage Invester for Share Market & Bank FD (So that Day to Day Life of General Peoples Won,t Effect because Inverter are not Directly affecting End users of Property.) 12. Why Peoples & opposition party are not raising the issue against ruling party for Price hike in Real Estate ??

Hi, I think investors invest for the sole purpose of multiplying their investments and see an upside and some happens to keep them for longer duration may be for their next generation or in order to have a constant rental income. When it comes to end user, the culture is changing. Because there are so many options now, end user can go back to the investor to buy or can even look at fresh inventory which is been offered by the developer. Since there are so many developers across the country and now we can also see international players joining the market, like Trumph, Hines, Risland, Sumitomo and many more there is a shift in buying. People now a days buy convenience, security, community living, like minded society. Hi, there always will be some doubts and questions that will keep arising in your mind related to multiple projects. I think the first thing one should do is to check the developer website to have basic understanding of the developer, project and current execution plan. Accordingly you can move ahead speaking with the developer associate directly to clarify your doubts. You may look at Delhi West for Unity Group project in Karol Bagh, Leela Raheja Naveen Minar near Moti Nagar, Godrej South Estate in Okhla and Sky Mansion by Risland India in Chhatarpur. Hi, I think the challenge now a days will be how to convince the customer to choose a particular project during lock down. As now a days developers are coming up with some really good programs to secure the interest of the buyers to initiate a deposit, but still customers are hesitating. Is it because of lack of trust in agents or developer or the scope of industry? Also what will be your take on real estate industry specifically of Delhi, as Delhi has started witnessing high rise apartments and premium gated societies.Hi, I think the challenge now a days will be how to convince the customer to choose a particular project during lock down. The location of the project, quality of construction, all age group amenities, layout plans, finishing material which is being used, concierge service, efficiency of property management team, home automation and smart home features, offering of mindful space within the community, fine dine restaurants and bars within the society, in house Spa & Salon services and many more are certain parameters what one should look up to while choosing a luxury project
Very well explained and I totally. Nowadays everything has to be in house and one doesn't want to step out.

Hi Aditya, Well both of them have their own merits. Sky Mansion is in the greenest area what Delhi has to offer and low density. Godrej has small inventory options like 2 BHK with them. So both of them are good in their own ways.

Hi Aditya! Group housing has not been a trend in Delhi. but in my opinion, people will accept it fast as I have personally seen people moving out from Delhi only for gated communities. Good News! Delhi is soon to experience some good gated community projects and some of them have already been started as well in South Delhi. Stick to Delhi.
I agree to it. Delhi will have one of the best options to stay in high rise gated societies. And most importantly it will be spread across West Delhi and South Delhi primarily

Yes Vikas, The other day I was reading an article regarding reverse migration and people are opting New Delhi to be their home town and first choice over other metropolitan cities. Delhi absolutely has a lot to offer.

I feel that staying in high rise gated community has a lot many advantages than staying in an independent floor. High Rise community has many benefits over independent builder floor. Offering lifestyle, safety and security, all age amenities, better opportunity of staying with like minded people, no parking issues, concierge service and many more.
Considering current scenario safety, security, moment of visitors ,digitisation will become a primary factor hence I feel that a high rise gated society will have an edge over independent floors
