Down payment is 65%.
Janapriya has other option, though not attractive, where price is 2995 per SFT and down payment is just 20%.
First option is better and check with Janapriya on the project completion date to get an idea of how many months your 65% downpayment is held up without giving you interest (monetarily as well as rental wise).

Unable to meet completion dates has been the issue with Janapriya. But I feel there are ton of other aspects we need to evaluate before choosing a builder.
I am not thrilled by the quality of the construction and the features of the flat, but I feel they are reasonably rich enough for the budget they are operating under. Since the question is not specific, I am going into details of pros and cons of each aspect.

Walls, including roofs, are built with RCC. So, walls are of same quality as much as roofs. I mean walls are not built with bricks.
General advantage of RCC walls is robust and general disadvantage is it absorbs heat.
