Q: Ozone Urbana (or other equivalent big builders) is selling plots in the range of 3000+. Is it really worth? I'm aware that Business Park/ IT parks etc. I still do not see any major signs of any such reality on the grounds. Most of the people buying in Devanahalli is for investment and not for serious dwelling. How many years it will take to even double? Is Devanahalli just a hype, which is already oversold?

Township projects typicall have very large gestation periods and the appreciation would be slower initially. Once there is development visibility, the appreciation is much faster. Q: Is this a apartment or villa project? Is it worth investing for long term?

Urbana, is on a 187-acre site on Devanahalli Road. The mixed-use project will house residential, retail, hospitality, education, IT and R&D segments, with a total built up area of 20-30 million sq ft, which is likely to be completed by 2016.
The Aqua project, which is a residential multi storey apartment of approx 320 units in phase I is likely to be delivered in Mid 2015. The phase I of serviced plots is already complete and handed over. Couple of individual villas have already started coming up in phase I plots

Q: I would like to get feedback from those who have invested in Ozone Urbana Aqua apartments. is the construction progress as per their schdeule ? Any surprises after you booked ? Do you think it is worth investing in Urbana? With the new hardware and Aerospace park coming up in Devanahalli can I expect it to be rented out easily ? What rental return and appreciation can I expect? Can we expect the other facilities like ITES,Commercial space,Hospital etc in the next 3 years ? Your valuable feedback will be much appreciated

Has anyone purchased in Ozone Urbana Aqua or Pavilion? If so how has been the progress so far? Are you guys satisfied with the response from Urbana guys? I am interested in buying a 3 bhk, can I confidently go for it and believe that it would be completed by Mar 2016? Also, if someone has taken the 20-80 Pre EMI scheme from HDFC for this project? -Preeti
I have booked a 3 bhk in Urbana Aqua, phase I. The estimated date for handover is some time during June-2015. The project is shaping up well as on date and internal and external plastering work in progress. The concern is completion of township amenities in time that would render the space habitable.

Airports typically act as triggers of development in any metropolis. Mumbai for example- Vile parle, Santa cruz neighbourhoods are the prime real estates. In NCR- Gurgaon and Vasant kunj are classic examples. Ozone Urbana is an Ultra-modern Integrated Township which is the first and the largest in Bangalore, which is just 25 minutes from Hebbal, and a few minutes from the International Airport on National Highway-7. It is a good idea to invest in this project that's my personal point of view. :) :)
I have booked one at Aqua. It is a good development with all the amenities within the township. It is a massive development plan and the developer should be able to deliver all that he has promised. In the metrozone project in Chennai- it has been delivered.
