Q: I have seen this property in Kadugudi white field. Located approximately 300m away from main road, behind chaitanya Villa. In all aspects I find this project better than many other project I have seen.Just concerned about legal aspect of it as I don't know any about it. Can any one help me in same regards. What I feel about overall project components :- I find their way of communication is very transparent. These people have been in this business from past 15-18 years so we can definitely expect better outcome and can be assure on proposed detailed getting translated into reality.Anyways there is always a component called "Faith" comes into picture when you are going for any pre-launch or on-going project. Apart from this what else should I check to get double assure....

Hi Anay, Did you check the documents or take legal opinion? I saw the project and found it to be good. Ofcourse there are a few other good ones in the same vicinity. Yes, Have checked all the doccuments with my legal advisor. Atleast he gave clean cheat, hence I bought. Apart form this have checked previous concstuctions of same builder. Got good feedback from those who bought the flat.Yes there are few good constructions in same area but would advise you to take legal consultant opinon before any purches.
Thanks Anay. I am planning to get legal opinion on the documents before I take the final decision.

Q: Hi, I saw Mahaveer Amaze near Chaitanya Anananya Villas. Project has 2 and 3 BHK's and costing Rs 3250 per sq ft.. Would like to know who else has booked here, any legal issues ?

The common area i.e. UDS which is not allotted to the buyers needs to be used as common area and cannot be used for other purposes. If it is used for other purposes, then it is a deviation. I am sure Reddy Structures, the builder will not build pent houses etc as they are selling the open terraces on the 4th floor also to the flat owners as garden/sit out. So the chances of illegal construction of pent houses etc will not be there. The same is the case reg. Gnd floor. If there is additional construction after handover in the open space, then the builder needs to take permission again - Looking at the approved gnd floor plan, I doubt if there is open space on GND floor to carry out any other construction after handover of the apts. 40 ft is the max between an apt and the boundary wall and at most places it is 20 ft. and from this at some places some of this is being given as pvt garden to the Gnd floor residents. Dear All, Occupancy certificate is provided after the building is ready and before handover to the buyer. I have booked a flat and got the documents and need to go for agreement now. A few docs are missing for e.g. commencement certificate and a couple of approvals about fire Safety, pollution etc. But these might be in process since HDFC has approved the loans for the project.
