Q: Has anybody got the latest update on the project. I don't think the Project is in good state. Everytime I visited the site, new story has been narated to me by the officials for the delays and the new schdule. I think it is time that the owners should have a word with the DB officials. As it seems we all owners have taken things for granted. No doubt today the DB Relaty share price would go down, on fridays news of Etisalte want to proceed with legal action aganist Swan Telecome. Why we owners has to take all these issue on our property, have we thought these things at the time of purchase. I strongly suggest we should come together and meet the officials with deadlines. If we don't do this, I don't think project will complete even by 2015.

Hi all, Are you aware of this new development charges of Rs 1000sq-ft extra. .Every Flat owner has to pay at the time of possession .Project has been delayed because of builder not our fault. Now, the cost has gone up.We were never told about these charges at the time of booking. What should we do now please advice.
Yes we should come together and fight. Though its legal for new buyers and need to verify this 1K. I have some info to share - Developers have to pay 'external development charges', or EDC, to the government for civic amenities such as roads, water/electricity supply, sewerage and drainage. The EDC is fixed by the local authorities and is passed on to buyers in proportion to the built-up area of their properties. The EDC is clearly mentioned in the agreement. BUT You can check the EDC rates by visiting the local town planning authority. ALSO IF WE DIDNT COME TOGETHER THEN BEWARE ABOUT THIS FRAUD TOO - In some townships/projects that promise a grand lifestyle, developers do not transfer ownership of facilities with commercial value, such as club house, gymnasium and tennis court, to resident associations. Builders retain rights over such facilities in the builder-buyer agreement and profit from it. In such an arrangement, residents end up paying for maintenance.

Dear Shalini - instead of knowing all facts if you still want to go with DB project then its you wish. I personally wont recommend, instead I would suggest to visit site office first, ask DB team to give you all kind of assurance on paper and what they says. Secondly you can get good deal directly from DB as they are desperate to sell the flats in DB because earlier they had planned it differently and now I found suffocation in this locality, it looks like SRA project. If you can increase your budget a little then you can find some good project nearby DB. To my knowledge Lodha and Akruti are there in surrounding areas, their township planning is far better than DB. But you know its Mumbai where everything on sale. Choice is yours.

Hey All - I am also a unit holder in DB Ozone - builder is diverting its funds and not very much keen to complete this project early. Recently I visited the site and found that on the space of bldg. NO. 5 they are constructing hotel and it seems their priority. We all need to come together and need to discuss with builder and to put pressure to early completion, any anyone want to help each other plz drop a mail to me. We have just started and few people have come up, looking for more people to make an impression that we are not alone.Hey All - I am also a unit holder in DB Ozone - builder is diverting its funds and not very much keen to complete this project early. Q: Hi, Does anyone has any idea of work status of DB realty's orchid ozone property in Dahisar east??? The work has totally stopped for last 12 months. Every time I went there, I was told that work will start in 15-20 days, but it has not started. Is any one aware of the same? Also, any other flat owners in that project, can we please get in touch. Thanks

Dont want to hurt anyone but till people will think like "I am not concern with it" then they are living in their wild life and will come forward only when it would be ready with the efforts of few genuine. Nobody is bothered about that they have included more buildings, now if you visit to site you will feel suffocation, now more no. of flats are there which means all facilities including swimming pool, health club which was for 100 people now it belongs to 150 people, they have sold FSI but not a single flat owner (who booked when original plan was to develop 14 story building) got benefit. Builder making us fool and I am sorry to say but fools are accepting it and giving him their silent approvals. The sales person is telling that the project will get completed by end of 2014. Can anyone provide me any update about the construction status.
Can you believe on sales person? I had booked it 4 years back, in between they have changed their possession date 4 times, so there's no guarantee that they will handover the flats by end of 2014. All buildings have now 19+ floors and approx 45 days require to build 2-3 floors which itself means 12 months to construct the building, 4-6 months for fitting and paint and another 4 months to get clearance form BMC. Calculate it, come together is the only way to get the rewards for your hard earn money.

Never get trapped in DB, People like are stuck since past 3 and half year. Every one and half year they are changing possession dates mean extending to another year. Better keep your money safe or buy in any other good property.

Q: Hi, I am planning to buy 2bhk in DB ozone, Dahisar east.the guy from the sales dept from DB quoted approx 7400 per sqft with 45rs. floor rise.Is this the actual going rate right now....additionally is the project good enough. Heard that its been delayed a lot.....please advise...

I heard that DB is giving out matchbox sized houses over there. Is that true? Even, one of my friends is having an unit and he is giving at Rs 6500 per sqft.. You can look for other options as well..
Dont even think to buy, we are stuck there since past 3+ years, every year their possession deadlines extending by one year. Better look for other options.
