ANSAL API has launched Golf City in Lucknow with Paradise diamond and all of us who bought flats in the schme are being cheated by ansals.After paradise diamond many schemes were launched by them and they have started construction of the same much earlier,but i dont know that why they are not initiating construction of Paradise Diamond.Every time you ask their local office in Lucknow and you get a answer that in next 3 months it will start.More then one and half year is passed but still no construction has started.In contract they have mentioned that flats will be delivered in 36 months,but going by this pace i dont think that we can get the flats even in 60 months.I need a clearification from them about this pathetis status of thier flag ship launch of paradise diamond in lucknow.

I have booked the flat in Oct 09. On enquiry, it was told that the plot has been allotted to housing board and there is very bleak chances that Ansals get that land in their name. Now they are planning to relocate in PD-2. But still they have not finalised for the same. Now we can go in consumer forum for being cheated and booked the flat to buyers on wrong information.

AS per Ansal only technical approval is there.The final MAP approval is yet to be obtained by Ansals ( That why HDFC is not funding the property). AS per the builder only PNB is funding this project as of now . we are talking to PNB but still awaiting their approval for finance which shall be a loan transfer from HDFC in my case.
if you see the copy of that technical approval it dated back in Fen 2011.and it is mentioning all blocks of PD1 and PD 2.that also subject to approval of map.

Today I met PNB loan deptt. they have not yet sanctioned any loan for PD-1/PD-2. as they also have not LDA's map approval and without that approval no loan will be sanctioned. they are about to issue a letter to ansal to make them available the copy of said approval. It means we are just being befooled.
mohan ji thanks for this update. PNB IS also govt bank and will not risk for an uncertain project.in the name of construction they have not done any thing even board of paradise diamond is not there.only one Crane is standing there.

Hi Joan, I have lost hope discussing same matter again and again in this forum and honestly saying with the attitude of the members here...I have been out of country for few months and came back recently...my case is going to be filed in June in consumer court in Lucknow. Let me tell you, it would always be better to jointly file this case as matter is same, so all who are serious can join hands here...rest if they want to file later would be taken as different case in court...I can send you prepared matter by 1st week of June...I can ask and let you know what would be required from the applicants to make it a joint case.
ratnesh ji , i am coming lucknow in 2nd week of june and will meet u. i am of the firm opinion that only option left with us is to take legal help. so i am not only going to give you my contact no but will be with you in this fight till we get success. i tried to contact a no of media houses to cover this story but their response is pathetic. still i am working out to highlight this issue through political party. so pls wait for me before filing the case. and if u can find out , then please find whether consumer court or high court is right place to approach.

Hi, my father spoke to one Mr. Manhar Srivastava at Ansal couple of days back. He said that raw material has been dumbed at the site and the work will start soon after elections. If any local resident happens to check this, then it will be great if you share the update with us, as I truly don't trust what these people tell us.

I also booked 2 bhk with paradise diamond and e=on followup all the times ame story comes, I m not in hurry but the answers doesn't seem quite reasonable, I believe ANSAL is branship company and they need to look at promises made. almost two years passed now...

i m also booked a flat in paradise diamond poket 1. I met with the authority at ansal office at lucknow about delay in construction. They told me that there is a dispute on its land. They are not able to get possession of that land, now they are changing the plan, they told that they have got permossion to double the stories of pocket 2 and will shift the pocket 1 in pocket 2 after taking concent from the individuals. But what is the reality behind it, god knows

Seriously after seeing your comments it seems I have made big mistake by putting my hard earned money in buying flat in Ansal PD-1 on Sept, 09. I am completely hopeless that they are going to give that flat. We have to fight for justice and get the our money back according to current rate per sqft. Same situation here... Booked a 2BHK apartment in Dec2010.
Every time on asking they said , construction will start in few months and 2 years have passed since then.
Now news (or rumors don't know) that they are changing the plans!!

we should not emphasize on getting money back, instead ansal must provide us flat at another location within golf city. After waiting for 2-3 years getting money back is not right choice. If there is no possibility of gettingc possassion in the urrent location then we must be adjusted in new launches.

this is now unbelievable stuff!! but I am very sure that this is true...I am ALSO convinced now that ansals are in no mood to give our flats...they are just sitting on our money and false promise...
@Aviral shukla - pls don't trust ansals..whenever I would have called them or met them personally to seek any status..they have given same statement - "construction is going to start from two months from now"...trust me each time...
you are right friend, still i have hope,if they really want to start then they must show us permission obtained from LDA. any kind of approval. as they say they have technical approval is there let them show it. most of us stay out of lucknow that is the reason.but jointly if we put this facts in court and ask stay on their expansion plan.then only they will come under pressure.and yes in last 4 years they never given any assurance in written.so let us start fight against them.

we all concerned who have booked in PD-1/2 need to fight on a single plateform. first we should identify all indivisuals and then should meet in group on a perticular day to ansal management. we should express our concern and demand an early solution for whatever the dispute may be positively. Every dispute is pregnant wth a solution. Now we have to approach management and ask it to find an early solution so that once the construction may start. If land dispute is beyond ansal's approach then other alternatives may considered to accommodate in new launches at the same price we have booked.

I also booked an apartment in PD-1 in 2009. They are just lying since March 11 that construction will commence shortly. Every time I ask they will shift the date by 2-3 months. Latest they have informed that PD-1 will start in Sep-13. What is the sanctity of such commitments. I also took loan from PNB. It appears PNB is in collusion with builder as without looking into due diligence by the builder they are sanctioning loan. After all it is customers who are to suffer. Let us make a joint forum and fight jointly.
i have one flat in PD 1.they relocated it to H tower of PD1 and starting construction along with PD2. as i got this information telepathically i am not very confident about it till i receive their letter.

currently they are constructing PD-2 only. u can contact concerning officials if they give choice of switching over to PD-2 u should shift as it has almost started. I am not much known about PD-1, keep on contacting to ansal authorities for updates.

If this site is disputed then relocate within golf city with the same site plan and start construction as soon possible. If they claim to be highly reputed company then should not let it down.

I am also a buyer in Paradise diamond-1. I bought this flat in march-2010. Few months back, i met Ansal Api officials in Dubai. That time they made the story that Nagarjuna Construction will start the project by May 2012. After that, i had many email correspondence with ansal about the constuction updates. Call Notice for PD-2 are being dispatched by ansal and due date to pay it is 15th may, 2013 with a grace period of 15 days i.e. upto 31st may, 2013. so get yours funds ready. There is no hike in the cost as we were apprehensive of it. U have to pay the next construction linked installment as per your agreement.

The matter regarding construction of paradise diamond was discussed with pushkar singh( Sr Project manager) over his mobile today.. He Informed that LDA approval has been obtained and banks will give loans for paradise diamond, He also told that few blocks of paradise diamond 1 i.e F E and H will be constructed along with PD 2. Plz respond those who r interested to know more and discuss...
but mr manoj aggarwal told me to switch my PD1 flat to PD2 as it is in E block. every person in ansal gives a different story when ask about paradise diamond. what to do in this condition. and if they have approval why do not they give a copy of it.

Kanika ji actually I applied for PD II under RTI act but the LDA authorities not clearly mentioned the PDI or PDII .I again applied for clarification under RTI act along with copy of approved map list as provided by LDA website in which it is mentioned that map of PD-II sanctioned on 20.09.2010 under permit no 31517.
you need not to submit RTI applicatin again.just ask from appellate authority about justification of reply along with copy of your original RTI application.

my HDFC agent also confirmed that without LDA's approval, fresh loan will not be sanctioned. If site map is not approved by LDA then the construction will be considered illegal. so no need to deposite this installment. Instead we must give in written to ansal that without LDA's approval the fresh call notice is null and void and our claim in the unit will be intact as long approval is not cleared by LDA. what is the authenticiy of issuing this call notice. why should we involve our fresh exposure through this call notice. they should stop this call notice. please call ansal office at 0522-4096200/4096229 for further enquiry. keep updating.

yes, shukla ji I have discussed it. But RTI reply itself is not stating about denial/rejection of map approval.It is disclosing that application for sanction is submitted but action is still to be taken. latest development is that you can view by going to LDA's website then at right bottom u will see news/notice flashing up, click any of them u will find a window in which at sl.no. 5 or 6 will display- list of sanctioned map. download it and u can search by find option typing PD-2 and u will see the status of PD-2 which is now approved by LDA. This information is uploaded on 1st of july,13. Ansal is yet to receive it officially. but there is no information about PD-1. I suggest u if ansal gives u choice of switching over to PD-2 u should opt it as most of blocks of PD-2 are in dispute and map approval is not possible before resolving it.

Good news for PD1 customers as well. I spoke today with Ansal official and he assured that consent letters are being dispatched end of this month to customers for transferring their units from PD1 to PD2, even unit number would be mentioned on the letter. And, new agreement would be executed with new payment schedule. Hope, this time what they say, is true. Any hopes guyz, what do you think??

I was talking to one of the HDFC personal and he was saying that land in phase 3 is not yet clear. It's clear up to sector M only (i.e phase 2). In fact land in phase 3 comes under LDA notification and it's not yet acquired by Ansal API. That's the reason HDFC is NOT financing in phase three. I heard some of the plots in few pockets in Sector C also came under the legal issues and possession is not yet given even after 6 - 7 years. Remember Mulayam Singh is known for launching LDA/Awas Vikash Schemes. He launched Vrindavan, Basant Kunj Ashiana and Gomti Nagar Extn etc... in his previous tenures. Mayavati was known for supporting builders. She normally doesn't launch any LDA/Awas Vikas Schemes. In this scenario how safe is to investing in phase 3 or upcoming phase 4 of Ansal API ?

The project is under construction is it is expected to get completed by the end of 2013.
