Q: Today we visited the site... but dumping ground smell was bothering us.... liked the project. But because of that dirty smell we are in two minds.

some issue in reaching this project , the Road is not is good condition ,rikshawala refuses to go beyond shree complex . I doubt that if road is not ready / made before possession it will very difficult for people who have planned to stay there. Hi I booked a flat in Raunak City in their upcoming 1BHK Cluster. The possession date is June 2015. Rate till Jan 26 was 4151 psf. Now they are quoting 4401 psf. I visited the place twice but absolutely no smell. In fact Nirmal Lifestyle stank the entire 1 hour I spent there. Back to RC, the approach road is being constructed in May by a consoritum of 5 builders who have projects there. They say building the road will help their projects whose posession is coming up in June.

Anupji Main road connecting to Shree complex Rick Stand is still pending (no Hope), They have started construction of internal road between Sai and RC to Phase 3 along with Gutter Line. Phase 2 Possession is Dec2013 but still lot of work is pending.like(podium Garden, Clubhouse, internal roads)

Hi anybody has news about the possesion which was promised in DEC for phase 1 & also about the road connecting to raunak
For Phase II Builder is say that they have applied for OC but they haven't got it yet . May be they can give possession in feb month :( .. Road from Shree complex to project is same as it was 3 years before :(,

I am planning to purchase a flat here 1BHK for a very long investment purpose (15 yrs +). I am visiting the site tomm (Jan 26) and if I like it will book it. I have done a background check on the project and all papers are clear. Their loan partner HDFC has cross checked everything and all the buildings (currently under const) are okay paperwise. The smell is something I will check personally tomm and also post some pics in the group.
Choudhariji this is good project and all titles are clear, it is correct that behind Adharwadi Jail there is Garbage dump but its smell doesn't reaches till project, may be it is in Rainy Season Janhaviji must have visited in Aug month

Hi, I would like to know your opinion about investing in Kalyan (West). The projects which I am looking for are Raunak City, Rutu Riverside. Both these projects are like mini townships and away from Railway station and old Kalyan. Can you please give your valuable feed back on these projects and pros and cons in investing in mini townships?? Is it worth investing in such mini township projects or other projects like Vasant Valley, Triveni or projects of 2 to 3 buildings?
Hi all I am happy with the Raunak City quality . Though the possession got delayed but it is worth of money .. Renting the flat is good option but challenging also . You can max get 6000 Rs/ M as rent here . General Public work in towns & normally prefer flats close to market , Hospital, Banks & most important is transport facility & its availability from stations which is not easy here due to Rickshawala's Union Regards Anand Tiwari

Q: Raunak group do not deliver what they promise. In my case the WC was used by their labours and the condition was so bad that you cannot enter into the flat. They are not ready to change it as well. While inspection many things which are basic; were not done properly. There was no response from group after escalating the matter. I even doubt about their capabilities. So please think before you take any decision.

Before selling builder promised ample of water supply..saying facilities of boring and KDMC ..now they say no facility of boring possible ..how are residance near by have boring facilities and not Raunak city...resident of Raunak city face 20 minUtes of water supply a day...where supply time is not fixed...very bad property...woyld not recomend anyone to buy this property

Q: While buying the flat builder promise ample water supply..said in case KDMC fail to supply water we have boring which can provide ample water supply.Now when there is shortage of KDMC water builder says that the complete topgraphy of a Raunak city does not boring system...there are rock underneath the whole property..borinf not possible..they simply fooled us..I request all you people not to buy Raunak city any flats in phase 2,3 or4

Hi Neeloy, Actually, i was also planning to book a flat in this project but i also heard some negative feedback on it. This is my first investment so, i am little bit scared of these negative feedback. I read about this project and I found that the opinions are too mixed. So can anyone provide some light on the current status of this project. Also, what are the facilities provided here? Is this worth an investment? Also what are the issues being faced?
HI Niyati Juthali we can see other near by societies link pawan vatika, mangalaprastra, neelkanth , mohan, punudhya park are not facing any water issue .why only raunak city has problem? from day one we have seen tankers coming in complex to fill tanks , i,e even in rainy season. people are not getting water for 2-3 day even for drinking. whatever water comes it lasts only 5-10min & some flats don't even get the same due to plumbing issue . we have sent many letters and held many meeting with Raunak management .but they are least bothered . forget about solving our problems they are not even replying to our mails .

Hello Mr. Bose there is shortage of water all over kalyan by KDMC , And water timing are 6am-9am and 6 pm - 9 pm. which i think is enough if people use it properly. Now, i am asking to you which area in Mumbai, Thane and Navi Mumbai has not the water issue? We can't blame builder every time. It is our duty to save our resources as much as we can.
