Q: Agreement was done with a hope of having shelter and put stop to rent burden. Finally after paying 95% of flat cost they said possession would be delayed by 12 months. customer is overburdened with an EMI as well as with a huge rents. There is no any proper response from builder side about compensation. Is builder ready for registration of our flats? Is any one got it done? Kindly advice.

Mantri has been taking all of us who put our trust in them for granted. I have created a group email - dedicated only for genuine owners of Mantri Celestia properties. I hope that we can all get together on this and take up our concerns around the continuous delays with the Celestia project with the Mantri Management. And hopefully if presented by a collective group, our concerns will be taken more seriously and by people who are more responsible and serious about customer commitments.

Q: We have booked a flat with Mantri Celestia over 2.5 yrs ago. The flat was part of Phase 1 and was supposed to be handed over in Dec 2011. After having done 90% of the payment by Oct 2011 itself, only in Dec 2011, they inform us about a delay of 12 mth & inform a possession date by Dec 2012. Now in Dec 2012, they are again pushing the possession by 3 mths(and I definately cant trust them). What I want to highlight is the unprofessionalism from a builder of such high repute. They have no regrets and no penalty for delay). Also, this year, only when we called up to check status in Dec 2012, they are informing us a further delay (and all was on schedule until 2 months ago). One critical thing I would like to highlight is that while 90% of work was completed in oct 2011 last year, instead of working on completing the rest of the work, they have invested their resources in bringing up the commercial block I am looking for owners who have invested in Mantri Celestia (HYD) project and we really need to join hands against the builder to raise our voices. I have been very vocal about the issues but I don’t see any response from the management team on this. Srinivas Manda, the head for this project here, is of no use as he has no controls / inputs. No mgmt. representative is willing to face the customers and the poor Customer Relation Executive is the one taking all the bashing for no fault of hers.Only reason we had invested into the premium project (we had shelled 3190/sft when other projects were willing to negotiate for 2300/2500 / sft at those times) was the brand credibility. If that is only not there, the premium is definitely not worth it. I’m willing to go to consumer court or legal in order to ensure a penalty / ownership by the builder / management. If you / anyone you know has invested in Mantri Celestia Please reach out and we can take this forward together.

Dear all, I am also an owner of C block. I think it is extremely frustrating and tantamounts to cheating. I had a delayed payment from my end and they charged 18% interest for one installment for the delay and kept sending notices for rest of the payments which I had to make only to fiture that it is now delayed till June 2014. I am willing to join a class action suit against Mantri for fraud and cheating asking for all the payments when they clearly know that the project is being delayed. I just spoke to their representative. They have no valid response and apparently there is some pittance compensation that will be paid @ Rs. 3 per sq ft and that too for 6 months and again at the time of handing over of the apartment. She says it is per the contract, I think we all know better that the contract is extremely one sided with a clear intention to cheat and defraud the investors. I believe it is a ponzi scheme where they collect all the monies upfront and leave the investor to fend for any risk in the project. The fact that they send these letters of delay in possession only after we have paid all the installments is clear indication of malafide intention to collect all the money and use the interest benefit while having no accountability to deliver the flats in time. Like Rachna, I booked the flats in late 2009 and had made 95% of the payments as per their payment plan - even in Nov 2011 I was told that the handover would happen in Dec 2011. In Dec 2011 I was told its being delayed till Dec 2012 but they were still encouraging us to pay off the remaining amounts (sic!). In Dec 2012 (letter dated 26th) we were informed by snail mail (that reached us first week of Jan) that the handover has been further delayed until Sep 2013. And I am very confident given the increasing notorious and fraudulent reputation of Mantri that the last week of Sept 2013 I will hear that the handover has been delayed again!! I would like to get all of the owners together and make Mantri accountable and and stop taking the owners for granted - no more verbal sweet talk from underlings who have no say in the decision making process of Mantri Celestia. Veer, I also have an apartment in block C, just got a note from some low life from Mantri mentioning it has beend elayed to July 14.

Hello..When did you purchase that flat in Mantri Celestia..?? Many builders usually ask for all payments even if the project is delayed. What does other owners think about this..??

Many builders usually asking for all payments doesn't make it right. I think there should be a natural justice that they pay the same penalty that I was asked to pay. It cannot be one sided where the customer takes all the risk which is clearly Unfair Trade Practice
