I own a 2 BHK in D-type tower at Ansals Aquapolis. Super area is 1470 sq ft.I have so far paid Rs. 17,00,000 to Ansals. I have to pay another Rs 15,00,000 or so to Ansals on the basis of construction. So, the final cost is going to be around Rs. 32,00,000. Please email me at shalabh31@gmail if you are interested.
Mr Rohit, you have invested in this project during 2012 ? I had taken the decision in 2012 and booked a flat. Now repenting. I've never imagined that customers can be treated like this. No sign of progress in construction ( halted during May'2013).

Q: I had booked a two bedroom flat with Ansal API in Aquapolis Project ,village Dundahera Dist. Ghaziabad on date 29-03-2007..They had promised possession of flats in year 2010 but so far they have done no visible work except digging some pits.On date 02-04 -2009, I wrote to Ansal to refund me my Rs 1587105/along with interest but till date they did not give me any reply nor informed any new date earmarked for possession.Till date, they have not been able to purchase land from farmers as well as are involved in court case with Ghaziabad Nagar Nigam which is building a Dumping Ground on the land which Ansal API has sold in plot forms to public and collected more then 50% value for the land which never belonged to Ansals and thus cheated public of their hard earned money. We can’t let it just go. I would request all the persons affected by above to join together and form some association and apply group pressure on Ansal. No progress since Arr'2013. Halted construction for more than two years. Even after persistent followup, reasons not being explained by the builder.

Can anybody tell me the latest about this project because Ansal keep on asking the installments but never update on the progress of the flat and also never commits in writing about the completion time. I have also paid 25 lacs in 2007 itself and now got another letter for 10 lacs demand. Can anybody suggest the legal way out.

Q: Sir, The Aquapolis project is delayed excessively and affected all of us badly. 1. Write in print media,electronic media and internet- There are various sites like Indian Real Estate Form, Common Floor. Consumercourt.in consumercourtforum.in etc on internet where each of us should write regularly to involve more and more buyers in this project.and post maximum information with all contact details.The details posted on these sites can help us in forming a larger member association. 2.Core centre is govt. of India enterprise under ministry of consumer affairs.Its website address is ccccore.co. 3. Filing a complaint against Ansal in Economic Offence wing of Delhi Police crime branch under carious Indian Penal Code Sections as well as economic Offence Wing of Uttar Pradesh police. More complainants make complaint well investigated.We can also file application under RTI Act to know status of our complaint.Joint complaint in police can render better results in shorter period.

Q: The construction seems to have been halted at the moment. There is some concern regarding their approvals from GDA. My bank, which had earlier approved my loan has now put it on hold because of some FSI transfer issues.

I,ve visited the site on May'14/ Aug'14/ Oct'14/Nov'14 and last on 30/11/2014. There is no sign of progress in D Blocks. Status is same as of May'14. Met sales staff at the site. When ever I call the sales staff, they do not give any update about the project. It is very frustating. Even I'v visitd the site but not getting any update about D bocks. As per clause 3.8 of the agreement ( signed in Aug'12), Ansal is required to handover the flat within 36 months after signing the agreement. However, construction is stopped for last two years ( except some force majure conditions i.e. act of GOD). There is no work progress since May'13. However, the most frustating point is that no one is responding from their side ( sales staff as well in the office) about the real issue. Hey Guys, I am interested in this project. I am a first time investor in this locality. I want to know down payment plan of this project. Kindly share some information about it.
Think twice before making a final decision. See my posts for last 8-9 months. Construction activities are not taking place for last two years and there is no commitment for delivery of flats ( i.e timeline).

Dear Amreesh, They have given me in writing that Builder will not pay any penalty on delay in completion of the flat. As per agreement, they have to complete and offer the flat within 42 month after signing the agreement. When requested verbally, for giving me the details ( e-mail addresses/contact numbers) of buyers, they refused. I can collect the details but in a hard way. This is the treatment being given by so called reputed builder/ their representatives. Planning to move in consumer court in collective way. Builder's attitude is forcing us to take this action. As far a subvention scheme is concerned, I'm not interested as I've collected hard earned money from my sources and invested in the project. regards

They called me 5 months back, they started the loan process from SBI and construction has started and in full swing. but nothing happened till yet.. bad luck booking with Lakshya. Even they are not telling the truth whats the actual problem.

Many of us done the booking in 2007-08 and there is no sign of completion of the flats. Very few are complete and handed over. Every time I ask them they say everything is in order and that constructions will beging in the next 45-60 days... Almost 2 years have gone in this fashion. I wonder if it makes more sense to ask the money back and invest in something that's ready to move or on the verge of completion.

Hey Guys, Any update information about this Aquapolis Project. I am keep on listening negative reviews about this project. I heard they are going to launch new towers in this project ! Is it true?
Dear Sishir, Before investing in this project, please ask from the builder/or their sales representative, the reasons for delay in offering the completed flats which were booked way back in the year 2009/2011/2012 etc. They have a very good marketing team. New customers will be again take for a ride like all of us.

Dear Rituraj, Please clarify that you are a buyer or broker/employee from Ansal API. We are suffering like anything. Ansal API is not commenting about honouring the contract ( i.e delivey of completed flat after 36+6 months from the date of signing of contract). We have booked the flat 40 months back and there is no sign of delivery in next two years. The flats which were booked eight years ago, some of them are being offered to buyers without car parkings.

Ansal is marketing to sell 1,3 & 4BHK apartments. i don’t think they have any 2BHK left to sell. They are also marketing for Ansal plaza which is coming up at same site. Possession for one of the tower (B) is already given and one family is already staying at the site. (Weird but true)

Dear Akash, They have given me in writing that they don't have any policy for compensation( i.e. penalty for delay in completion of the flat in line with the agreement. I've mentioned that charge penalty @ 18% for delayed payment by the customer . regards
