Dear Friends, I have booked a flat in Casa Rio Gold and have received a demand note and offer of possession (for fit outs) from Lodha. I am surprised to see that they are demanding Rs.76,080 as Civic Governance Charges. I understand that the cost of all common areas and facilities are loaded on rates and also in difference of built up area and actual carpet area. I am not aware about this high charges of Governance charges to be paid by customer before the possession and for the entire period of construction. Also, the other rates are very high : 1) Legal Charges : Rs.20,000 (for what?) 2) Water & Electrical connection : Rs.40,000 3) Power Infrastructure : Rs.8000 (What is this?) 4) Club membership Fee : Rs.7000 (why before possession ?) Please advise me about the applicable rules and laws.
