Do you have any idea why Pristine Properties, Jalan Group & Maple Group projects are getting delayed now days. I heard many projects are pending for possessions or delayed for many years. I know these builders are good but why these projects owners are facing problems now days. Q: what is the source of water in this project as the area does not come under Pune Muncipal jurisdiction and wagholi has no proper water supply. Please help me as I have already booked a flat in this project and gettng worried about the water supply.

I can suggest here that all owners should ask compensation from builder. Like rent of the month for delay. Many owners are having loans and few are also staying on rent. So all owners must ask a fix amount per month for such delay. I shocked knowing that project is running from 4 years and no possession due to whatever reason. Ask for rent amount as per the rent rates in that area per month till you get possessions.I can suggest here that all owners should ask compensation from builder. Like rent of the month for delay. Q: East Pune side construction projects are delayed. Neo City project located at Wagholi Pune, buyers are waiting for possession from last 4 years. However builder Pristine, Maple and Jalan are good builders and hoping they will give possession as soon as possible. Many owners are currently staying on rent and waiting for possession, builder is likely to give rent amount at least for such delay of possession. - Mrs. Kulkarni

Q: Pristine, Maple and Jalan are good builders and carrying good faith in Pune. But their few projects are delayed for possessions, not sure why. It has been observed that their few East Pune side projects are delayed by work. Example they have joint project as Neo City located at Wagholi Pune, buyers are waiting for possession from last 4 years. Neo City project was started in January 2011 and people are still waiting for phase 1, 2 and 3 possessions. Not only for these builders but to buy a new flat always check builders record of possessions and then only buy new flats, thank you. - Mr. Kulkarni

Pristine Properties , Maple Shelters , JALAN GROUP is not good for flat buyers. How they do 1) They launch a new project and collect booking amounts from flat buyers. 2) For agreement within one month they collect again 20% amount of total cost. 3) After they initiate a demand letters to buyers in the gap of couple of months till 90% of flat cost. 4) Now once 90 % collected where building structure is only ready they stop all work further and launch a new phase 2, phase 3 etc. 5) They move all their labours to new phase to construct building structure only and to collect money from new phase buyers till 90%. 6) They keep building structures only and not giving possessions on time. Pristine, Maple and Jalans project Neo City Wagholi at Pune, they just constructed building blocks only no possession from 4 YEARS given to many bayers for phase 1, phase 2 and Phase 3.Pristine Properties , Maple Shelters , JALAN GROUP is not good for flat buyers. All these phases flat owners paid 90% amount 2-3 years back and no progress of work further. Project started 4+ years back. Pristine Properties (pristinepune.com) , Maple Shelters (mapleshelters.com), JALAN GROUP (jalangroup.info) are good builders so If you are getting ready possession flats in their any project please go ahead and book.Pristine, Maple and Jalans project Neo City Wagholi at Pune, they just constructed building blocks and no possessions to Phase 1, Phase 2 and Phase 3. Q: Pristine Properties (pristinepune.com) , Maple Shelters (mapleshelters.com), JALAN GROUP (jalangroup.info) should show progress for Punes Neo City Wagholi phase 3 A and B buildings. Flat buyers are waiting for possessions 3-4 years after paying 90% flat amount is not good. Builder is good so should give possessions on time.

Thanks Pravakar Saxena, in case builder gives possession to Neo City Phase 3 A and B building flat owners then they will be happy. But unfortunately Phase 3 A and B flat buyers cant see any work going on in their buildings. Neither exterior or interior work or progress. All work and progress of Neo City Phase 3 A and B building is stopped from couple of years so how to assume that possession will be in six month to buyers. Many buyers are visiting phase 3 regularly to see progress but no progress status adding dissatisfaction only.
