Nationalized banks are not providing any home loans against B-Katha property.You can go to the sub-registrar office to get the site converted according to govt. If you want a home loan it is better to convert your B-Khata property to A -Khata. Some of the private banks provide home loans for B-Katha sites but at a much higher rate and shall have too many terms and conditions.

B Khata is not a legal khata valid document for property ownership, it will be a proof to claim the ownership at the time of regularisation and obtain A khata (which is valid).You should try in some co-operative banks, as the Nationalised and corporate sector banks does not provide loans for B Khata Properties

I booked a flat in brunton block and got my loan approved from SBI.
If there was any issue, I dont think SBI would have approved the loan.
I would still go with your words and go for a legal verification
