What do you feel will be the rate PSF after 2 yrs since as of now there is very little development in the area in terms of malls, schools, hospitals, residential complexes etc.
I am considering booking a flat in Tata Amantra, Kalyan. The location, is not bad considering accessibility, since it is situated just 100 meters away from high way NH_3. They are quoting 6100 psf now. It is 10-12 percent higher than some other builders comparable in the vicinity like Godrej, Lodha etc.
Amantra has its own advantage. It is more of a trust in Tata as an as a company of some ethics that I have decided to book in this project. Otherwise, the terms and conditions laid down by the builders including the Tata housing, is one sided, always protecting the builders. It is disgusting, and is a disease in our system, which does not give sufficient immunity to the cunsumers.
I am only hoping, Tata will deliver what they promise and on time and do not charge above what has been agrred upon.
I wish to know whether any one else booked in Tata Amantra and whether we can come together and keep updating our experiences.

There will be good increase in the coming time as TATA will attract more & more people once the construction progresses. It is cheaper as of now since the surroundings are not mucg developed. Look at the Tata projects in Vashind & Boiser . They are commanding double the price when they were launched. Also TATA towunship is huge with 2500 flats in planning & they are also planning to have huge commercial development in the premises itself. After 2 yrs the rate should not be less than 7000 PSF. In any case they are going to increase the rates by 200 PSF in next one week from current 4550

I completely agree many be now there is very little development but there is a very good future appreciation as TATA is going to construct a huge township.

As Tata Amantra, Kalyan West, Mumbai is a MAHARERA approved project and its RERA Registration number is P51700000308. So, the mentioned carpet area in the brochure or agreement is correct. RERA approved project is a symbol that indicates that the builder has followed all the state rules and regulation and there is no dispute in the project.

I am also owning a new flat in Tata Amantra, builder is asking me to pay the GST on the other charges like (Electricity, Legal, MMRDA development, Betterment, Interior deposit) on which the're imposing 18%,
