I visited developers office last week and had word with their sales guy. According to them project has all the necessary approvals from Kolkata Metropolitan Development Authority and all the major banks approximately 16 and financial institutions are offering loan for it. It is a G+13 storey apartment consists 325 flats over 15 acres of land.HI Subhajit!!!

I have booked a flat in Hiland Riverfront, Batanagar, Kolkata in March 2016. I want to know the status of this project. Has the construction work started?

Construction update of Hiland Riverfront as on 16.06.2016 were as follows:- T-1, 4th floor slab work in progress, T-2, 6th floor slab work cmpleted, T-3, 7th floor slab complete, T-4,5th floor slab work in progress, T-5,14th floor roof complete, T-6,14th floor roof complete, T-7, 14th floor roof complete, T-8, 10th floor slab work in progress, T-9,8th floor slab complete.
I am buying a 2nd property with the company. They are good and in terms of their support and timeline. While there are so many companies in Kolkata and often there are complaints of delayed possession handover. I have not come across such pain with Rajwada Altitude. About the building materials I enquired and was satisfied with the quality of products they use.
Good to know that still few good builders are in the real estate market who are giving possession on time as well as using best quality materials in their project. But, we all know the current real estate market which is sluggish last 3 yrs. because builders have lost trust of the buyers. Possession delay has become a proud moment for the builders and at the same time, cheap quality materials have been used by the developers to earn huge benefits which common buyers have to suffer apparently.

I have purchased a flat in behala, majlish ara road. Promoter provided completion certificate copy from kmc duribg purchase. When we approached kmc for mutation, tge officials are telling the apartment is on one part of land, but total land is 10 kattah more for which we need to submit any deed or so from that land owners. Promoter is not able to give it and kmc is not processing the mutation or trying to put personal liability tax. Can we not process mutation for our part of 15 kattah land for which we have all papers? Also what is personal liability mutation for kmc?
I think you should take the advice of a legal expert. But as you are saying that you have all the required documents for your land then i don't think there should be any objection by the authority.

For mutation, individuals are required to complete form (A-42) and enclose additional documentation as described in form (A- 42). Form can be purchased from the Central Records counter at the ground floor of KMC headquarters. Once form (A- 42) and additional enclosures are complete, this document set could be mailed to KMC as per address or individuals could visit KMC personally. It is recommended that individuals visit the KMC office personally. It is always better and safe to involve a property lawyer in buying properties.

Is the locality livable? What are the location advantages of this project? How far is the basic amenities from the project site and how is the connectivity of the locality to the major parts of the Kolkata city?

Rajarhat is a rapidly developing suburb in Kolkata. All the daily basic necessities are within 1 km radius. It is the new IT and residential hub of the Kolkata City. Owing to the close proximity to the city of Kolkata, many IT majors and Real Estate developers are developing their offices and projects in Rajarhat. It offers easy connectivity to all adjoining areas that is added by frequent govt. and private buses, taxis and autos. The proposed metro rail project shall also help in enhancing the transport system once it is functional. The Netaji Subhash Chandra Bose International Airport is just a 4 km drive from here and approximately 12 km from North-East of Kolkata. There are nos of malls, 5-star hotels and multi cuisine restaurants located here.

A homebuyer/allottee can complain to regulatory authorities like RERA (Real Estate Regulatory Authority) against the non-compliance of statutory obligations imposed upon the builder. An allottee can file with the authority or the adjudicating officer, a complaint under sec. 31 of The Real Estate (Regulation and Development) ACT, 2016 and ask for refund along with interest.Hi Sanjib,
