Q: The fourth floor apartments in this project are duplex.Does any one have info on how many floors are approved as per plan? B+G+4 or B+G+5?

Dear Gurmeet I was considering buying an apartment in this project, and I spent considerable time waiting for the builder to provide me the required documents for legal verification. While he did provide most of the requested documents, upon closer scrutiny, there were several EC documents that were not reflecting the correct khata number. The BBMP plan approval also didnot not show the swimming pool that is being promised. There was also mention of IRWO notification against the land in which the building is coming up. The builder also did not appear keen to share the genealogy of the landowners family. The FAR has been taken for the full plot size and construction has been made basis this, however the UDS is being calculated only on a lower size of the plot, factoring for a 40 ft road relinquishment. Given these concerns I withdrew from the deal. But giving due credit to the builder they were very prompt in returning the cheque in lieu of the initial payment that I had tender.
1.There is 12mtr road that is to come up along the railway track in the area of the proposed Tennis Court. It is there in the BBMP Website Thanisandra Map. If that comes true then the Tennis Court would get erased as would the Central Gas storage area. 2. Did not notice the 'OC' nor 'Construction Commencement Certificate' for the project in the BBMP Website. 3. NOC from Railway Department is necessary for issuing a Building Permit for construction in a private land within 30meters from railway boundary. Please note that 'track' and 'boundary' are two different aspects. Should one more railway line come up, the owners may be in a fix.

Q: Any idea if they have kept this in mind and constructed the boundary , where they are planning for tennis court etc.

Hey Laila, Have you visited the site or talked with the builder regarding the same because the project has got approval from BBMP and banks. Any idea if the builder is going to provide OC for this project?
The builder provides OC. Suggest check BBMP Website if the Palike has given Construction Clearance Certificate and OC to the Builder. I did nor see the docu. Some entries are in vernacular. Some aspects to be considered: 1. There is a 12 mtr road following the railway track- both sides as per Thanisandra Map inBBMP web site. Should it come up, like the ghost of Surface Water Drains in South B'lore, the Tennis Court and Gas Storage Area will get demolished. 2. NOC from Railway Department is necessary for issuing a Building Permit for construction in a private land within 30meters from railway boundary. 'Boundary' and ''Track' are two different things!!
