Q: Am planning to buy a flat in a 4 story complex at Mahipalpur 100 metre bypass road. The land exists as lal dora land on which flats have been constructed. I have seen the chain of documents and been told that registry is possible. Few queries are: 1) Are the flats legal and property re saleable?? Banks are giving loan. 2) What are the various approvals/NOC/documents required for Lal dora flats which I can see from builder which he might not be showing to me? What document to see and care to be taken before buying lal dora property? 3) Are the MCD/DDA/relate agency approvals applicable on the land. These documents were not available in chain of documents. Builder did not show me building approval from MCD and said that Lal Dora lands are exempted from building plan approvals. 4) What are future prospect of this area and appreciation?? 5) What problems are foreseen in case of lal dora property? 6) At present Jal board connection is not available and undergorund water is being used. Builder says after 1 year DJB water would be available and owner shall have to apply on its own? Is this the case applicable for water. Please advise with as much as details possible. Q: This is about Giant project of ireo Grand hyatt residences in sector 58....the project going great but there is some parameter Ireo management have to take care . today i have seen Garbage dumb near by project. smell is Disgusting there is lot of cattle around there which is not good for project. recently we are planning to buy Flat but when my grandma see that ..she said is it Gurgaon !where we will putt our money. we clicked some pics....please do some action.

Hello Vishal, Here are the lists the documents you must know about if you are planning to buy a home in Delhi - 1) Ownership proof of the land, 2) Non-encumbrance certificate, 3) Copy of the relative order in case of conversion of agricultural land, 4) Copy of permission from appropriate authority and approved building plan, 5) Land and building tax paid receipts, location sketch of property certified by revenue authorities, 6) Commencement certificate, 7) Agreement of sale, 8) Original share certificate(s) issued by housing society, 9) No-objection certificate from the residents welfare association (RWA), 10) Completion Certificate, 11) Occupancy Certificate, 12) Letter of allotment from housing board or society or private developer, and 13) Sale deed.

Hi Aditya! Group housing has not been a trend in Delhi. but in my opinion, people will accept it fast as I have personally seen people moving out from Delhi only for gated communities. Good News! Delhi is soon to experience some good gated community projects and some of them have already been started as well in South Delhi. Stick to Delhi.Hi Aditya! It is a good option to buy a property in Golflinks Landcraft. The project is RERA registered. There are plenty of schools, and hospitals available nearby the project. This is a ready to move project . Transport options are easily available from the project. Buses, shared autos and cabs can be found easily in its surroundings. Nearest metro is naya bus adda GZB. located at the distance of 7km from the society.

Thanks, Sanjay for your feedback. I would like to add, West Delhi will not be as popular as the south as south Delhi has major price appreciation chances and has better connectivity to gurugram and other NCR.
