Hi, I am thinking of buying a plot in Urbana. Quoted price 2100 psft is expensive. What is your suggestions / feedbacks on this project? How much can i negotiate on price? I was told that this project is approved by SBI, is it true? Any other advice for me. Thanks.

Compared to the prices near this township the price is not at all expensive. Moreover the amenities Urbana offers is unique. The project has been approved by several banks including SBI, ICICI, HDFC. Ramky Estates's Vishwashanti Nagar in Nelamangla was one of the early investors in the Vishwashanti Nagar. This is a large layout with over 500 plots.
Does anyone have any update on the layout? Has anyone constructed houses there?

The area appears to be growing. There are lot of developments in Nelamangla as the connectivity

Urbana is promoted by Ozone Group who have done several projects in Bangalore and Chennai.

Ozone Urbana (or other equivalent big builders) is selling plots in the range of 3000+. Is it really worth? I'm aware that Business Park/ IT parks etc. I still do not see any major signs of any such reality on the grounds. Most of the people buying in Devanahalli is for investment and not for serious dwelling. How many years it will take to even double? Is Devanahalli just a hype, which is already oversold?

Yes. You have to wait at least 5 years before you can see appreciation in prices.
I invested 2 years back in Urbana and my appreciation has been about 50% so far.

More than the completion of the apartments, the important factor is how many people are going to live in Urbana? I think this will determine the development of this region. I too have invested in plots about 5 years back. They promised then, in 5 years the entire project will be completed. I am a prospective first time investor. I was encouraged by the consistent growth of real estate prospects in Neemrana region. However, I wanted to understand if there would be any negative impact of the Government's recent demonetization drive on the investment opportunities in Neemrana?
My budget is around 25-35 lakhs. Can you suggest few safe options which can yield decent rental returns as well as price appreciation in near future.

They are projecting Rs 2,500 per day as rent. This is a 4 star hotel.
If anyone has done research on this investment (Starlit hotels), please share here.I am also considering investing in Neemrana, where long term prospects seems to be excellent.
