Q: Today we visited the site... but dumping ground smell was bothering us.... liked the project. But because of that dirty smell we are in two minds.

Hi I booked a flat in Raunak City in their upcoming 1BHK Cluster. The possession date is June 2015. Rate till Jan 26 was 4151 psf. Now they are quoting 4401 psf. I visited the place twice but absolutely no smell. In fact Nirmal Lifestyle stank the entire 1 hour I spent there. Back to RC, the approach road is being constructed in May by a consoritum of 5 builders who have projects there. @roshan vyas - Hi, will a NOC be have to be taken from the builder for this sale and how much will be the estimated cost? if you have spoken to the builder about it.

some issue in reaching this project , the Road is not is good condition ,rikshawala refuses to go beyond shree complex . I doubt that if road is not ready / made before possession it will very difficult for people who have planned to stay there. Even tenants will not be willing pay as per market rate. work is very slow there is doubt it can get over by dec 2013 as 2 buildings in phase 2 is still not completed and podium work is not started at all .
The approach road that you are talking about will be constructed by May. Three builders are pooling in money to connect this road to Adharwadi Jail road. They understand that it will hard to sell products with a kuccha road.

@vinay Dixit - so on Rs 4,800/- the builder will add up their development charges, society charges etc right? So would it be fair to say that the final price after registration+stamp duty will be around 5400/- ?

Hello Frnds, Any idea on possession of Phase 2 of Raunak City. Builder has confirmed to me that OC obtained for almost all buildings ready. Also work is progressing speedily for roads, gym, club house etc. as per last visit to place :) If anyone is from Phase 3 request to pls share work status of same as builder says that he will be able to give possession of Phase 3 on time by June 2015 next year :)

Hi all, Raunak Group's project Raunak City Ph-3 is on finishing phase. But few flats in 1BHK is also available for resale in 580 sq-ft. It will cost to you Rs. 29 lacs on 6th floors (of 7th floors).

Hi, A well-planned residential township sprawling over 35 acres, Raunak City is located just 3 km from Kalyan railway station. Once completed Raunak City will be home to nearly 3,000 families. It is a complex having 17 building of 7 storeys tower offering you 1/2 BHK apartments each sector of Raunak City will have its own landscaped garden, children play-area, community hall for hosting functions, jogging track etc. There is also a common clubhouse with a swimming pool and gym. 1BHK from 577-607 sq-ft and 2BHK in 982-1088 sq-ft. The price of 1BHK is 27 lacs onward. The construction work is in full swing and expected to complete till December'2016. This project is running delay from ORIGINAL POSSESSION DATE.

Ok Rishikant ji, thanks for clarifying! I have a 1BHK and it cost me 28.53 (all inclusive) excluding parking. I think I will have to hold for at least 5 years to see a 100% appreciation.

Is phase-II ready now Anand ji? This is good news. By the way, the 1BHK cluster (Sector III) has now completed slab no.7, so just one more slab remaining. I think by June 2015 it should be ready for posession.

@vinay dixit, - 2 years !! that is a big delay for phase 3 then. They completed till roof but left it like that now. They had planned for june 2015.

I spoke today to Rohidas Ekhande in their accounts department. He said that they are committed to June 2015 posession for phase 3.

Tiwari ji, here's the update you requested. Most of the towers are complete (B8,9,10,11) and the ones opposite them. Only interior works need to be done and exterior painting is almost complete on two buildings. Sales says posession is by June this year which looks practical. But their garden and clubhouse are non existent. They have started the plinth for the excl 1BHK project and target is June 2015.

Hi, I would like to know your opinion about investing in Kalyan (West). The projects which I am looking for are Raunak City, Rutu Riverside. Both these projects are like mini townships and away from Railway station and old Kalyan. Can you please give your valuable feed back on these projects and pros and cons in investing in mini townships?? Is it worth investing in such mini township projects or other projects like Vasant Valley, Triveni or projects of 2 to 3 buildings?
Lalit, Since you are asking specifically for these two projects I will keep myself focussed on that rather than talk about other costly projects. Raunak City - it is great one. The current rate is 4,500 psf (base rate). a 1 BHK of 600 sq ft will come to 32.5L (all inclusive). It is exactly 5km from station. As the business districts of mumbai move more and more towards vikhroli-mulund area the demand here will grow. Plus let us accept a fact - RATES ARE NEVER GOING TO COME DOWN. They maybe stagnant, they may grow at 2-3% during recesssion period but will never crash. I have owned and sold a flat in GB Road during recession, trust me I still made a profit. I rate Raunak very high, they are premium quality. Rutu Riverside - never seen the project but I owned a flat in their scheme in GB road. They are above average builders and I never had any problems. Hence going purely by that I would say they are good. cost is probably same. BTW - 1bhk in Acme will cost 60 lakhs.

Q: I am thinking of buying a 1BHK (580 sq ft BU) at Raunak City in Kalyan (W). They are quoting 4200 psf. This is for investment purpose for long term (10 yrs +) Is the price justified in that area? Also what about the builder. Please reply if you have any information. My budget is 30L (all incl) and I want only new buildings and township.they are giving posession in June 2013

The landscaped garden and clubhouse are non existent as of Jan 26. They say posession is in June 2013 and by then everything will be ready. They claim project is completely sold off, and did not entertain any inquiries even when lured with 'premium' payments. Now I have booked in a special 1BHK cluster of 12 buildings (stilt+7floors) called "C" cluster. Plinth level work is complete and target delivery is June 2015. Hi Mr. Choudhari, The ongoing rates of Raunak City is around Rs 4000/ sqft. I think you can go for projects in Kalyan as there is a scope of price appreciation for demand in apartment projects. For long term investment, it is a good option. Also, you can check Ongoing Apartments in Kalyan West for more apartments in your budget .
Thanks for the advice, but I saw it a day late. Anyway I booked a 1BHK there at 4151 psf. I liked the project because it offers quality and also it better of all the other townships in Kalyan (more space in the township is what I was looking at). Poession is 2015.

Mr. Thanki for your query ---- The 1BHK "C" cluster does not have to pay club house fee (which is mandatory for "B" tower residents). We can use the club and all of its facilities on a pay-per-use basis, but no idea what that charge would be. In house amenities include a geyser and some basic electrical fittings. They have solar water heater to provide residents heated water. Also they have a sewage treatment plant installed (sales claimed it cost them almost 3 crores). The 1BHK cluster gets a back up lift as well and its own 40K feet landscaped garden. Flats are 577, 580 and 607 sq ft. extra space is a big terrace and extra space in kitchen.

Mr. Choudhari, could you please tell me if they are providing the parking lot? I have a 4 wheeler. Do we have to pay for the parking lot or is it included? And which bank is giving home loan?
Mr. Fernandez, they are not "selling" parking. They say it is upto the housing society to decide about it. Trick is, they are providing just 18 stilt parking slots for 47 flats. But then there is a lot of open space exclusive to our buildings which can be demarcated as open parking. They say since govt has banned selling parking they are not doing it. Well, I still appreciate that they are not charging 1-2 lakh extra for that at least. HDFC is finance partner so you can try that out. My experience says that any project which gets cleared by HDFC, can never go wrong. They are the most strict bank in the country when it comes to verification.

Q: Dear Friends, I have booked an apartment in Raunak City Phase 3, Wanted to know if d project has a green signal from the Municipal authorities? Though the name is reputed in the market with a proven track record. My other queries, requesting all to revert. 1. Are there any issues related electricity n water shortage in that locality? 2. They have promised the possession by December 2015, will they actually deliver? 3. Can all the owners of Phase 3 make a whats app group and stay connected?
