I had visited site yesterday(11/04/2013). The work going on in full swing at premier exotica building no 3 .The work of The Plinth is completed for AB wing & The basement work ( 4 Parking Floors) of C D E wing is presently under construction. The need to complete major work before mansoon otherwise it will not be possible to continue work during mansoon. All nearby SRA work is going in speed . The work of Building no 4 ( All 2-3 BHK flat) is started from 15 days ago. The basement work is underway at building no 4. I had visited site yesterday(11/04/2013). Generally Builder charges transfer fee in both the cases whether agreement is done or not till society is formed. hi friends..i visited the site office today.the work is going on properly.the good news is that they have increased the booking rates and are quoting Rs 11551 per sq,ft plus floor rise.expected date of possession is dec 2014.
Thanks for update.That is a good news. They took 5 Year to complete Phase - I . Completing Phase II in less than 2 year is far fetch. Anyway hope for best.

I never said that poccession by Diwali. I only say that underground work is not possible during mansson so they are sppeding it. Looking at speed of work it will take atleast 2 more year before flat are ready for pocession. soory to disapoint you.

Dear Friends, I have also invested in Exotica. This week i have received a demand for payment of the installment for completion of the plinth work. They have asked to make the payment within 3 days which is ridiculous after having to wait for 2 years to reach this stage. I am quite concerned though to make any further payment since I hear that they are almost on the verge of bankruptcy. I do not know whether I will risk my investment further by paying an additional amount. Have any of you received such a demand. Have you made the payment? What do you feel about the risk? Thank u in advance for your feedback
Which is your wing no? Plinth of only A B wing is ready. CDE is not yet ready.

builder on Delay payment may put in interest so better confirm it than take decision.

even Phase II we have booked in sep,oct 2009, and pocession suppose to be Dec 2012,it's already more than 3 years,still we don't know how many year it's going to take.Another 2 year means even Phase II also 5 Years or more.
5 Year is a avg pocession period in mumbai at present. All the major projects are delayed. So HDIL is no exception. But once they start in full swing then they can complete work in 2 - 2.5 year , if work without intermediate stoppages.

guys any latest update,Constrction is still on?
The SRA contract is terminated by MIAL. The SRA work is stopped fully. but Free sale compnent work ( Phase I & II is going on smothly. The SRA town will be a ghost town till some outcome came. HDIL is expected to approach legal court asking for compensation.

SRA project is un-certain but too close to Free sale FSI project. The incomplete building will not only look ugly and not maintain than create a problem if used for illegal activity (which is known in kurla ). But i think HDIL is clever enouph to sort out the mess. They will get a jackpot if allowed to sell SRA in open market.

Today the maharastra Govt clear the MIAL airport devlopment project. The slum on eastern side of airport ( Kurla, Kural Side) SRA plan is cleared by govt. they definatly need HDIL to shift peaple to its SRA project. They will re-negociate the plan in this devlopement.

Free sale FSI project are independent of SRA project. But devloper need to give pocession of SRA project first than free sale project. They will find it difficult to get OC from BMC without fufilling this condition.

The possession of Premier Residence is going on but at the same time the leftover work is also going on. They are constructing a concrete road for residence. Last wing of residence is yet to complete.

The demand note for Plinth is dispatched long back ( Around Sep-Oct 2012), They are not doing any followup but at that time the plinth was not ready I had pointed out this fact to them which they agree and said to pay at later date.

Basement work of Building No 4 is started some 20 25 days ago at present they are digging for basement.

The first floor of B wing work is not fully ready. They will ditpatch demand note after the work get done.

Work is going on smothly. at present First floor slab of A-B wing , Basement work of C-D-E , Basement work of Building 4 is on going in full swing. Mansoon is having no effect on speed of work.

Q: The work is restarted after a gap of one year. Work is restarted in all the sections Phase I , II and SRA section. In Phase II (Exotica) 3 buildings are being constucted.

The plastering work is undergoing at SRA site and Tile work is going at Phase I Premier Residence . you can visit and see youself. I had book flat at B wing ,1BHK. Almost all the work of all the project are slow and few are almost dead(No Work) from last one year. Q: The Premier Exotica Adv appear edin today's Times of India(11/08/12). Builder offers a rate of about 9000/- per sqft with special rate for first 50 flats. It appears that builder wants to gain speed in construction by selling remaining unsold flats.

Q: The work is in full swing at premier exotica site. Builder had created a new entrance just opposite Don Bosco Collage which directly lead to premier exotica Building-3. Builder had put a stall at site to entertain buyers. He is getting many new inquiry as seen by crowd. The Quoted rate is Rs 9450/_ psf which he intended to hike soon. Few 1 BHK of Area 792 and 826 are also available. Builder Procession date is in Dec 2013. The work is also going in SRA Site and Premier Residence. I also have few photo of site but this site do not have photo upload facility.

Koninoor is quating 18000/-Psf , Sunteck around 15000/- , Neelkamal Commercial complex is getting ready soon (Just Opp Vidyavihar station). Only the SRA work is going on. Some monnor work is in progress at phase-I. Work is stopped in Exotica from last one month. But good news is that Buider is constrcting a 60 ft road above a Nalla ( Back Side of SRA) which directly go to Vidyavihar station which is just 5 Min Walk through road. Builder Can Not Modify the area in any registered agreement.That is why the agreement are done to protect end user from any future manupulation. The phase one area of 660 sft is modified to 710 sft in exotica and same is remodified to 790 sft in building no 4 ( New plan) . You need not worry.

The work is continue in CDE wing and work is stopped at AB wing. The contactor of A B Wing M/s Remee Infratech had left due to non payment. The contactor of CDE wing M/s Morya constrction is presetly digging the pilling.

the builder has again hiked the rate per sq,ft for exotica.the latest rate is rs 12500 per sq,ft..transfer charges too hiked again..its rs 1000 per sq,ft..parking charges hiked too by rs 2 lakh per parking lot..
After opening a gate for Phase I in Kohinoor City. They are getting many enquiry hence the upword revision of rates. The shopes at phase I are middle of Kohinoor City.

for exact avalability you need to contact builder at kurla office. Q: I had receive a demand note for the plinth + Vat + Services Tax dues. I thank many other buyer might have receive the same. Can we all buyers have a joint meeting with builder on some Sunday to understand the future progress of work? After making the payment we may stuck with PreEMI liability for a stopped work.
