Hi Ramprastha might be a biggest township but the project is much behind than scheduled . The project was initially committed to be finished in 2014 but till now the project does not seems to completed until end of 2016 . People are frustrated and waiting after paying almost 95 % of the cost and builder is not bothered to take any action for completion and giving the possession on time . As per builder they have an dispute for Water and Sewage . In my opinion water and sewage issue should have been sorted before even starting the building work . I warm people for not to buy this development and be very careful otherwise they will have to suffer like others who are already stuck .
Sunil ji, you are absolutely right with your observation. In fact, any investment made in Delhi-NCR over the past 3 years has not yielded any good returns for investors. I was reading an article few days back that there is an unsold inventory of nearly 1.25 lac units in Delhi-NCR. Rentals in the posh South Delhi zone have slumped. And the builders are all arrogant. I purchased my flat in resale in July 2012. That time, the builder's office said that painting/flooring is going on and I should expect the 5% demand in the next 3 months. Well, more than 3 years later, I am yet to receive that demand. God knows what sort of painting/flooring is been done for the past 3 years... Whole bunch of liars. I purchased my flat @ 4125/- BSP. Today, if I call a dealer, he says, that sellers are in the market even at 3800/-. Bank FD would have generated a return of 9% per annum. After investing 60 lacs, I am nowhere.

3 years back, one of my relative purchased a 3 bhk in Anant Raj Madelia, Manesar. Construction work has stopped at site due to some litigation with farmers. I fail to understand how a builder gets to start a project; until all the dues of the land seller are settled. Now, what can be done in our case is that at least 10 flat owners collectively go to Ramprastha with a status update regarding our flats. I am ready to go to their office. Q: I have bought an apartment with Ramprastha. In my dealings with them, I found their team to be extremely rude and arrogant. As an individual, I have always believed in civilised discussions to resolve differences. However legitimate requests for basic clarifications are met with disdain. The promises made at the time of sale are flatly and unabashedly retracted. Saurabh Rana and Ashish have set standards in impoliteness. They are launching new projects and it is important to share experience of previous buyers.

HI, After real long negotiation with broker i finally gt a deal in 2670 in NO EMI TILL POSSESSION. Have booked a flat in Tower P 1675 area on 12th floor, highway facing. Heard that they are going to increase the rates by Rs 200/ sq ft from 1st Aug onwards. When is the possession expected and has the construction already started?

Q: I purchased a 2 bhk in Ramprastha Edge thru resale on July 2012. 85% payment has already gone. Balance payment remains (15% BSP + IFMS Charges + Registration charges). Out of the 15% BSP, 5% has to be paid on completion of flooring and wall painting. Last year in October, I had inquired of the status update regarding my flat. Mr Sanchit at Ramprastha office said that tile work, painting is going on in the flat. Almost a year since then, and there is no update regarding the possession of my flat. Few months back, Sanchit said that by this Diwali, I would get the possession; although chances are bleak as there is still no demand from the company' means flooring; painting has not yet finished. Builder does not provide permission to visit the site and see what's going on inside the flat (although you can visit under-construction flats of several other builders).

Hi, Vishal, looking at your situation , i feel you should a legal help or have a strict word with your builder. Are they providing any compensation?? for the delay??? Or else, you can also write a letter and mail them stating, if they do no give the accurate information regarding the possession, you might file a legal case. Then see, what they say..
Sharath ji, yes, there are flats available in this project in resale. Please check websites like 99acres, magicbricks, commonfloor.com etc. Secondly, please be informed that I had researched all the major projects in GUrgaon, then put my hard earned money into this project. As you see, pre-launch or new launches are always at great risk as you never know at what stage of construction, the builder may halt the ongoing work at the site (due to any issues like financial constraints etc.). Even RP Edge was a project launched in 2008 (imagine 5 years, yet no possession of flat), but I consider it safe investment as towers are ready, you can see photos on RP website, exterior putty/painting work is going on.

After investing so much money in the flats, builder is bound to give possession, as only appx. 7.5 lacs (including Registration) payment is pending for my 2bhk flat. Also, Ramprastha is a 450 acres township, which will have all basic amenities like schools, hospitals, multiplex, markets etc. in this township. Builder has already delivered Ramprastha Greens in Vaishali which is fully occupied. It is unlike the small townships been created by other builder. Ramprastha has launched several projects in the area after Edge, like View, Atrium, Rise, Primera. Work is in progress in all the projects. Primera has been launched @ 6500/- per square cheap.

To conclude, you can do your own research, but I feel that 65 lacs (all inclusive) for a 2 BHK flat in Dwarka Expressway, that too, that is near completion, is worth an investment. In other projects, the builder may say possession will be given in 2015-16, but what is the guarantee that they will keep their promises?

I would also like to highlight, that it you visit the Sector 37-d area and Ramprastha site, the whole area looks like an urban jungle. One can feel as if the whole project is amidst fields with nothing around it. Also, there is a railway line and Basai water treatment plant near this area. As you make an entry near the project site, there is a crematorium, and most importantly, one Indira Colony nearby (as name suggests, it ia a type of jamadaar colony).

Of course, the builder does'nt mention these things in his brocheure and advertisements. But, I feel these petty issues hardly matter. Because, which HUDA sector does not have a village attached to it. The posh Sector 45 has Kanhai gaon attached, Sec 15 has Kirti nagar village, then, Jharsa, Basai etc. etc. There is a village just next to the poshest Sector 31 also.

If you see the new launches made by several builders @ 4000+/sqft. In that context, Ramprastha Edge is the best deal at 4100/- around levels; as we can at least expect possession within one year.

Plus points for the project: 1) Proposed metro station nearby. 2) Its a whole 450 acres township; so definitely there will be more facilities nearby, as thousands of people will be living. 3) Covered car parking. 4) Just appx. 3 km from Hero Honda Chowk. (only minus at the moment is that if you are coming from IFFCO Chowk side thru NH8, you have to take wrong side from Rajiv Chowk, as there is no right cut at Hero Honda). But a project just 3 kms from NH8, what else one wants!!! 5) Khandsa Mandi is just walking distance from project; means end user wont have to shell double money in purchasing fruits and vegetables from local shopkeepers; as they can directly visit the Mandi from where these retailers purchase.

Risk factors: The internal roads, development of parks, club house and other basic facilities will be in the hands of the builder. What he develops and delivers, no one can judge. Its his goodwill what he delivers. Also, does he pass on his expense to the flat owner, in the form of extra charges: No one knows!! If you visit Ramprastha Greens, Vaishali, they still dont have a club house (irrespective of the fact that there is an empty plot there where the clubhouse was supposed to be).

Also, there is a small disclaimer printed on all the maps of the builder that states that he has a right to change, modify the layout, area and other things shown on the map. Means, that he can always cover the open area shown in the maps and build another tower, to raise money.

Q: Project was launched in 2008; means its taken 5 years, yet the flat is not deliverable. It takes no more than 1.5 years to construct one's own house on a piece of land having 4 floors (all with good interiors and the best of construction material). Ramprastha launched several projects since then, like, Atrium, View, Rise, Primera (@ Rs 6500/- BSP) and more. But possession has not been given for the Edge Towers even after 5 years since the project was launched. Is it not fraud on part of the builder that it launches projects; raises money from investors (obviously who lose interest as even banks give 9% per annum ROI on FD's), and then instead of putting all resources and manpower in delivering that project, the builder diverts the funds and labour to the new projects launched; and then once it acquires 50% project money from investors, a new project is launched and so on.

Ramaprastha might just make history "by taking a decade to give possession" ....they have already taken 7 years for the 1st launch of theirs - the edge towers !!! so a decade is not that remote a possibility. Their Modus operandi - collect money from one project , make the basic structure...shift the money to a new project, and so on.... Now all buyers are stuck! and Ramaprastha is just having a ball (brick) of a time. the Government just wants to sit on it's Laurels and not do anything about these Cheats, instead wants to keep collecting tax from these very harrowed and financially burdened buyers. We should now just tell the Gov - no taxes on our incomes etc.... till possession.
Truly said. And the worst trap in this scenario are the ones who have purchased flats in resale from open market. It's been 4 years I purchased my unit in Edge Towers @ 4125/- in resale. Today; I am unable to fetch even Rs 4000 bsp as there are many sellers available in the market. An investment of nearly 60 lacs made 4 years back; and neither the builder giving possession; nor the prices appreciating; nor the area been developed. Had I made an FD with any bank; I could have easily fetched a return of 9% per annum on my investment. (a net profit of 16-17 lacs after deducting Income Tax). I visited the Ramprastha site 15 days back; they showed me the Ground Floor flat in K tower. Structural work is complete and looks fine; however, all the bathroom fitting work etc. has to be completed. I had to park my car at least 250 meters away from the tower; as all the construction debris is lying around the towers.

Seeing the current condition of the project; it is quite visible that the builder won't be able to give possession for at least one more year. How can one move in with his/her family until debris is not removed; labour does not move out of the project; electricity/water/sewerage gets activated etc. etc. The only satisfaction is that the builder will definitely hand over possession; as the project is in completion stage. Just imagine those projects where investors have paid 40-50% money to builder; and not even the structural work is complete. I know someone who purchased a 3 bhk in AnantRaj Madelia, Manesar, 4 years back thru resale; and still structural work is going on. Just imagine; a builder like Anant Raj; when he will be able to deliver his project.

The only minus point of our RP Edge project is that near it; there is a crematorium which you will always have to cross; in order to reach the project. Now this is not good. Just imagine dead bodies been burnt near our flats. I think the builder/ HUDA govt should look into this and have the crematorium removed ASAP. Secondly, the next round of price appreciation will be when the Dwarka Expressway becomes operational. Now it's again a million dollar question as to when it might be operational? Land acquistion, compensations, non-stop work; all this in the hands of the govt. Internal roads, Landscaping; security; debris removal; without these been completed; I don't think anyone can move in with his/her family. Now, the last resort is that all the investors collectively reach the builder's office and confront him regarding the slow pace of construction. We can also create a facebook profile to communicate regarding this issue. Kindly let me know what you think we can do?

Hi, Guys, Rampratha is going though much trouble like not great connectivity, poor road construction and many more. The possession is being delayed due this reason partly and majorly because of few approval issues. Although the builder is still fighting on the lines and trying to finish it by end of this year or first of next year.
Naveen ji, I don't believe that Ramprastha is having any approval related issues. Because, these issues are experienced in the beginning stages of construction. Painting/flooring.tile work is the last stage of construction.

Also, connectivity/roads is not an issue just confined to Ramprastha city. Its spread across the projects launched in Gurgaon. As you see, Gurgaon is an unplanned city, where firstly, small markets (having tiny roads) came up, then residential sectors came up. All internal sector roads or approach roads say the same story. Just see the congested Sec 15 road or Gurdwara Road. Can you believe it: no right turn from Hero Honda. Either take wrong side from Rajiv Chowk or you will have to take a long U-turn from near Kherki Dhaula toll (means an extra 6 kms). This is called bullshit planning. Just see the planning done for Greater Noida. May be its not populated yet, but the first step in development was the wide roads, infrastructure, street lights and greenery set up by the govt. One enjoys a drive in Greater Noida. And in Gurgaon, whatever big shot builder launches his project, the overall infrastructure story cannot change.

Just see, years since Gurgaon has been inhabited, yet the govt has not been able to decide how to decongest Rajiv Chowk and Hero Honda crossings. No foot-overbridge, subway or crossing at Hero Honda chowk. (They should learn a lesson from Shiela Dikshit, who during the last 10 years has tried her level best to decongest Delhi (flyovers, foot-overbridges, Metro connectivity reaching those colonies whose names people didn't even know, subways, state-of-the-art bus stands, low-floor buses, greenry, parks etc. etc. I can go on without stopping.

Hi, guys, but kindly keep in mind that, with a coming 2 year recession ahead of us, it will be easy for builders to degenerate into go slow and not complete anything and drag on and on.
Hi Srishti, what I believe is that maybe forthcoming recession can affect projects which are in the initial stages, like Rise and Primera. But if you look at Edge, most of the labour-intensive and capital-intensive work has already been completed. Painting and tile work automatically means that the structural work has been completed. Any one can judge that after painting of the flats gets completed, builder will himself be in a hurry to collect the balance 15% BSP payment pending (as in my case) and handover the keys, so that the flat owners maintain their flats. Yes, recession can hit projects which are still in launching stage, or where the structural work is in process. Here, the building is in front of us, we can see photos on the net or visit the site. Small petty work wont get affected due to any recession. What in case you apply for a flat in suppose, Earth Copia, Uppals etc. where only excavation work has been done? In that case, builder can anytime halt work at site.

It is currently an advanced Stage project and is available at an approximate price of 6500 Per Sqft. Onwards. Ramprastha City The Edge Towers is offering 15 towers of 2, 3, 4 BHK Apartment in size ranging from 1310 Sqft. to 4000 per Sqft. This project is almost ready-to-move-in and few towers have got NOC from Fire as well as OC from local body.

Depends !!! What us the purpose of investment. If it is for your jids, when they grow up....I guess you will be lucky. In case you are planning it in next 5-10 years, it looks like a dream. This is as per personal experience and builders attitude. Last 10 years I have learned that you can not trust anything which builder or their representatives say.
