If the property has mixed construction ie. both RCC and tiled/sheet then measure the area separately and apply the rates appropriate to the category. Sasi Kanth, in our apartment we have got an ATM. When we had approached bank for details on legality of setting an ATM, we understood few things- if you already have a room for ATM in the common area of your apartment community, then you will have no need to take legal permissions. But if you have to construct a room for ATM newly then you will have to get permission.
You have to concentrate on one more thing, that is, banks will set up an ATM only if the location is profitable to them. Generally, if the ATM is inside a gated community then only the residents will be allowed to use it, if public is allowed to use then there will be security issues. Or you can think of constructing it along the compound wall such that the entrance for ATM will be outside, so that outsiders will also have access to it. When I obtained documents, I got to see that only B register or B-katha extract is issued, will Sobha pay the betterment costs when it is demanded? Or will the owners have to pay up? Also, how much maintenance charge is being sought? I understand that Sobha has taken 2 lakhs as maintenance deposit from the buyers and has put in a clause that if the maintenance exceeds the actual interest earned on deposit than it will be recovered by your owners ... so for 1420 SQFT flat how much is the monthly payment? Is there a separate charges for using the club house facilities? How are any such charges?

I lived with my family in a builder flat for 8 years and 5 years ago we shifted to a society flat. My personal experience is that apartment living is hundred times better than living in a builder flat. I dont see much issues in this society. Even though you have the feeling of owning a land in case of builders floor, there is no chance that you can demolish and construct a new building there. It needs so many consents for that. Apartments give a better quality of life with many amenities and facilities.
