Q: Hi, we are thinking of buying a 3BHK flat in Purva Highlands. The builder is asking us Rs. 3390 per sq ft. Is that too expensive for the area? Also, can any current residents provide information about whether the area beside Highlands is being developed? Also, is there an association already formed by the residents of Purva highlands? Whats the deal wrt Khata Transfer?

Never buy this property. You will be cheated. The builder has depreciated the property. There is no occupation certificate, there is water problem, it is noisy, you have to go through slum and is scary to stay.Never buy this property. You will be cheated. Q: Is the rent normally quoted inclusive of maintenance charges payable to the society/builder?

Q: I am considering to buy a flat in Purva Highland off kanakapura road. The builder has no Occupancy Certificate. Is it safe to buy a flat with out OC?.

I met a sales guy sometime back. First he said we have a Fire NOC. I reminded him that my question was about OC. She till said we have a Fire NOC. I asked him again. He said Purva Highland needs no OC and Puravankara will not give an OC. Wasn't that being arrogant? BBMP should take action against such builders. They are playing with people's money. hi Lini, Both the projects are good and offers spacious apartments with modern amenities. If you are looking for an investment purpose I would advice you to go for Purva Highland which is in Kanakpura road as you can expect good returns in the future.
Whatever it is, please be aware that this proect has no OC and Khata. It is a slow proect. hase 1 has taken 8 years and still going on. Phase 2, god alone knows when it will be ready

Q: When is the project getting completed? Has the project got all the approvals?

By 2014, Purvankara is planning to complete the project. BBMP and banks like HDFC, SBI, Axis, ING Vysya Bank and Bank of Baroda has approved the project.
How can the builder complete phase 2 in one year when the constrcution activity has totally stopped and it took 8 years for him to finish phase 1? There is no OC and No Khata. Project is not approved by BBMP. Banks will not give loan for this property if it is a resale. So, you can imagine the extent of the problem.

Please check with your lawyer. This does not have an OC and Khata cannot be transferred to your name. It is not a good investment. The builder has reduced his price drastically and he has done this because he could not sell phase 1 for 8 years now. Phase 2 will take another 5 years or completion going by his pace of construction/ sales. According to me, it's a bad choice and i have rejected this for the same reason.
