Q: The builder claims to give possession by DEC2013 but ground conditions belie that.The interior work,lifts,approach roads,clubs etc are way behind,while 2nd phase construction which has just started makes it difficult to live due to dust all around.

Along NH8 many SEZ have been planned and so is the delhi mumbai industrial corridor all these are attracting a lot of foreign investments as well. i heard about many IT companies and foreign direct invetsment from Japan, Singapore, Korea etc is also planned on this...
well for early bird investors... this 15 kms streach is a great opportunity to invest in multiple options and that too in an area that will have job opportunities for tehm as well... although right now its is not advisable for end use...

Hi.. yes it is their new project that is in Pre launch phase...in Indirapuram and on the NH 24. The builder too has made a name for itself over the years and in the NCR area.

Well, the construction has been done..more than 50 % is complete and it will be ready for possession by next year so safety say march 2015.

Well Vrinda, they are not high rises and the flats are planned in G+4 structures.. this is in Lal kuan in Ghaziabad and the ABES engineering college and IMS Ghaziabad is nearby.

Well i know of syndicate banks and Axis bank that have given home loans and the paper work is in order as per the builder so you can also approach other banks will the relevant papers if you so wish to.

Hi Vishal, According to me, the need for completion certificates of projects at the time of registration has been done away with completely, while submission of deeds of declaration has been made mandatory for those projects sanctioned by the development authority after 2011. While we know that both Completion certificate & Deeds of declaration are very necessary for any residential project.
Yes Surbhi , you are absolutely right. I heard in news , stamp department officials said the necessity of completion certificates and stamp papers is redundant, as individual flat owners apply for registration only after their units are completed, irrespective of the status of the entire project.

Hi , GDA's Housing Scheme is good, it fails to impress on some points. The scheme is for flats that are still not ready and will take another 3-4 years before they are ready for possession. Secondly, as far as pricing is concerned, a 2BHK unit is offered at an estimated cost of Rs 52.79 lakh which is almost at par with what private developers are asking for a ready-for-possession flat or one that would be ready in the next three to six months .
Hi , In my point of view, most buyers prefer Indirapuram for its proximity to Noida and East Delhi due to the Vaishali Metro Station. People working in Gurgaon are also investing here due to the cost advantage. Thus, there are end-users as well as investors in this market.

Hello folks!! Is Kalptaru Vista, Sector-128, Noida by Kalpataru Group a good project for investment? How is success record of the developer?
Kalpataru Group is one of the best builders with huge land banks in Delhi-NCR. They have successfully delivered many residential and commercial projects in Delhi-NCR. At the same time, i found that this prime project is in prime location as all the daily basic necessities are nearby. So, the project Kalptaru Vista, Sector-128, Noida will obviously be a landmark and an iconic project in Delhi-NCR in the year to come.
