Q: Buying an apartment or flat is easy task than building individual apartment. But the important thing is that whether the apartment you are going to buy has Vastu friendly structure or not. After buying Apartments which are not Vastu friendly, so you feel it is unlucky for you. Here are some tips to keep in mind to buy Vastu-friendly apartment: 1. Position of rooms: Before buying any apartment check whether the shape of the apartment is regular rectangular or not. Be sure that all the rooms has four walls or corners. On the other hand master bedroom should be in the Southwest corner in the apartment. Make sure that the position of the kitchen should be in southeast direction. Also, the position of the living room is located at east side of the apartment. 2. Direction of site: Direction of the building or site is also an important factor for choosing Vastu-friendly apartments, like entrance gate direction of the building.

Hi Guys, I recently got to know from news that, as the Government of India is in the final stages of kicking off the concept of 100 'smart cities' in the country, Chandigarh will be a case study for the government to execute this dream project of Prime Minister Narendra Modi, said union minister of state for urban development and urban poverty alleviation Babul Supriyo.
Hi Guys, As per sources, the process for selecting 100 cities is also 'smart' and its execution will also be 'smart'. We (officials) are also going to identify 500 cities for the National Urban Livelihoods Mission (NULM) project. Those cities will not be bracketed with the 'smart cities' project. They will be covered under the NULM project to provide better facilities and infrastructure to the public.

Hi Mr Ravi, I understood your issue. So according to me, you have to first calculate your effective rate of interest on your housing loan. For example, if you are in 30 per cent tax bracket and the rate of interest on your housing loan is, say 10 per cent pa then the effective interest rate for you is 7 per cent per annum assuming the entire amount of housing loan interest is being claimed as tax deduction.Hi Mr Ravi, I understood your issue. Hi All , According to me, most other benefits you can get from property investment is tax rebate for two housing loan. A consumer is eligible to claim home loan tax benefits even if he/she has two properties. In fact, the tax rebates are nothing to do with the number of properties. Hi, Better, if you may check up the definitions from the local corporation/municipal laws. And ensure that your client or guardians of the kids are not using common areas such as parking lot or other amenities. Usually, commercial activity within residential premises is generally not permitted due security reasons, besides being a serious traffic nuisance for the residents. Ensure your business or service is not becoming a nuisance or threat of security system.If you are sure than go forward.
I am agree with Samarjit... Due to the exorbitant rental values, this has become the common practice in almost all the cities. It not only saves the cost of renting or purchasing a commercial space, but also saves commuting time and expenses. One can use the commercial purpose provided, no production and manufacturing activity is conducted and the commercial use shall be completely professional in nature. But keep in mind that no nuisance to other dwellers of the society.

Q: I am about to get possession of my flat from AFNHB Airforce Naval Housing Board. Builder is telling me to register the property prior to giving possession. Is this legally permitted

Hi Rahul!! What is the terms stated in the agreement of sale and agreement to build executed by the builder? The time for payment will be fixed as per the stage of completion (construction linked payment plan), if the agreement stipulates payment of the final or balance on completion of registration then irrespective of obtaining the OC the payment has to be made. Otherwise the builder can go ahead and cancel or terminate the agreement for non-payment despite intimation.Hi Rahul!! Hi, There are no. of good projects in Chandigarh, Panchkula, Mohali and Zirakpur. As many good builders have come up with their new modern housing plans in zirakpur. Omaxe The Lake, Hermitage Park, Trishla Park, Motiaz Royal City, N K Savitri Greens etc.

Yes, a cut of 3% in the stamp duty on the registration of property, from 9% to 6% in Chandigarh is a much relief for a property tax payer as well as for property buyers. The duty reduction is applicable only for the current financial year and only to urban areas, though. And it is applicable from Ist July.
Apart from that, the state government has done a commendable job by reducing stamp duty for urban areas. Apart from this, the announcement to formulate NRI property safeguard act and NRI ombudsman in the state will attract more overseas investors to make investments in Punjab.
