Hi Everybody, I have checked Raunak city last month. I am interested in Raunak city Ph-3. In Raunak City Ph-3 all the towers are of 7 floors (with no floor rise) and are of 1BHK. Two towers possession is in Aug 2015. Should i book my flats in it ? Kindly advise.

Anybody lives there?? What is the status of project now?? before month i had visited and i found they didnt even started brick work of few towers. How they gonna complete it by Dec'2015..!!!

Hi, There are few flats in 1/2BHK available for sale in Raunak City Ph-1, Kalyan West, Mumbai. 1BHK from 577-607 sq-ft and its price will be Rs. 27.69 lacs to Rs. 29.14 lacs. onward and 2BHK from 982-1088 sq-ft. and price will be Rs. 47.15 lacs to Rs. 54.4 lacs onward.
Please let me know per sq ft rate..and will it be inclusive of registration and stamp duty??

Q: I am thinking of buying a 1BHK (580 sq ft BU) at Raunak City in Kalyan (W). They are quoting 4200 psf. This is for investment purpose for long term (10 yrs +) Is the price justified in that area? Also what about the builder. Please reply if you have any information. My budget is 30L (all incl) and I want only new buildings and township.they are giving posession in June 2013

Q: have they started brick work?? Work has stopped since almost last september.

Hi Nilesh, I have visited the project site last week and found that the 85% work has been completed. Brick and plaster work is pending and it will be completed with 7-8 months. As they are giving it's possession in June'2016.
June'2016..?/?? First they said June'15 then Dec'15 and now you are saying June'2016..seems something is fishy..Its Raunak Group...I am surprised..

Vinay, current status is work on hold. They are saying it will start from Aug...so its better to wait till then..

Q: Even I had very bad experience with Raunak till now. I have booked flat in 2012 and it was assured that i will get possession in 2013. Now it is September 2015 but still I am struggling to get possession. I have to keep visiting site everyday. Now they are again making delay in possession even after taking maintenance for the full September-2015 month and advance for quarter. All the officers point fingers to some other person to contact and they do not have proper coordination. He will assure the work will be done in next day and once you visit again still its at same condition. For many of the things they will ask to contact Thane office. It is not feasible to visit Thane everytime as I am staying in Kalyan and i am sure many people booked flat here staying around Kalyan. I dont understand if they have complete project in Kalyan why they cant provide entire service from Kalyan office itself. There was tiles break in leaving room just in entrance, when i asked to replace they have replaced with different shades and it is easily visible. Now they are making arguments to replace with same colour. I have made all payments and now facing lot of issues in getting possession with proper work. Also they have assured me possession in May-2015, based on that I have selled my existing flat and they were unable to provide possession and at the last moment i have to shift in rented flat. It is really worst experience till now with Raunak.
