I have booked a plot in Klazina Gateway residency on 04th Dec 2013. Today its 4th Dec 2015 and even after 2 years of booking, the developer has not got all the Govt. Clearances and approval and I am also doubtful whether company has all the adequate Ownership title for the Land proposed for the project. Iam planing to sue Klazian Consultants Ltd. and M3M Realtors Mr. BD. Mehta for collectively duping and fraudung with me.
Hi Naren, It is true that more than 2 years, there is no development on the land and company does not have adequate approvals from the respective government departments. In that case you should cancel the deal and ask for the refund.

Hi folks, There are some changes in Stamp Duty on ancestral property in Rajasthan. On 8th March, 2016, In exercise of the powers conferred by sub-section (1) of section 9 of the Rajasthan Stamp Act. 1998 (Act No. 14 of 1999) and in suppression of this department's notification number F.4(14)FD/Tax Div.l98-S2 dated 09.07.1998, the State Government being of the opinion that it is expedient in public interest so to do, hereby orders that the stamp duty chargeable on the instrument of partition of ancestral property shall be reduced and charged at the rate of 1.5% of the market value of the separated share or shares of the property.Hi folks, There are some changes in Stamp Duty on ancestral property in Rajasthan. Yes, and for conversion of land from agriculture to Non-agriculture, the stamp duty chargeable on orders of land use change and conversion issued under the Rajasthan Urban Areas (Change of Land Use) Rules, 2010 or the Rajasthan Land Revenue (Conversion of agricultural land for nonagricultural purposes in rural areas) Rules, 2007 or under any other relevant rules, as the case may be, shall be reduced and charged as under:-(i) at the rate of 5% of the amount of charges or fee for land use change, subject to a minimum of Rs.500 in each case; and(ii) at the rate of 3% of the amount of land conversion charges. subject to a minimum of Rs.500 in each case.

Q: hi, I have booked flat in Amrapali verona heights in 2014. In the flat buyer agreement there is no possession date mentioned and the construction speed is very slow. Can you suggest if I should cancel flat and invest my hard earned money in some good ready to move property?

Hi, You should check the paper before registration. Don't go for cancellation as you have to bear a huge loss. Hi Monica, I agree with you. You should come together with some other owners of this project and take legal consultation on this matter because if you go directly to the builder they simply keep making you fool by providing fake assurances. So, you will have to take the advice of a legal expert in this matter and file a case in the consumer court for compensation.Hi Monica, I agree with you. Hi, Before November 2000 Pantnagar was a part of UP but after 9th November 2000 it became part of New Indian State Of Uttrakhand. It is located in the northern part of India and known for its scenic view. It is a town and a uUdham Singh Nagar District. Nainital, Kashipur, Rudrapur, Kiccha and Haldwani are the major cities nearby Pantnagar. This town is famous for having the first agricultural university of India. there ar many primary and secondary level schools located on the University Campus. It is very close to nearby basic facilities like hospitals, markets, bus stop, ATMs, Bank and parks. Transport facility is also good in the locality.
Right Aveek... In recent years this locality has seen a lot's of development. An integrated industrial estate has been established near the campus which houses companies such as Tata motor, Bajaj, Britannia, HP, HCL, Voltas, Schneider Electric, Nestle, Dabur, Vedanta Resources etc., as a part of SIDCUL industrial area developed by government owned State Industrial Development Corporation of Uttarakhand Limited. Hi, FAR is the ratio of a building's total floor area as compared to the size of the land upon which it is built. In July, 2015, the urban development ministry has increased the floor area ratio (FAR) in Delhi by 60% for construction around mass rapid transit systems such as Delhi Metro to sort out the issues related to traffic congestion and shortage of housing in Delhi. The revised FAR will now stand at 400 from earlier 250 and will allow construction of more floors in the building.
Yes, if a planning authority increases the FAR, market value may double. The land owner in this case has no role to play that directly or indirectly governs the price while they may enjoy all the benefits. It may also mean that as the FAR is hiked, you may be residing in a higher density building and more residents have to share the common benefits such as lifts, pools, clubs and even electricity and water.

I don't know where Logix Blossom Zest, Sector-143, Noida is register under or not. But ye, all those projects who are under construction have to register under RERA, otherwise, they will not be given Occupancy Certificate by the local body. As far as 2 BHK availability is concerned, there are few 2 BHK are still available for sale in it. And its current rate will be Rs4500.

There are some eligibility Criteria for availing this facilities, 1) The beneficiary family should not own a pucca house in his or her or in the name of any member of his or her family in any part of India. 2) The beneficiary family should not have availed of central assistance under any housing scheme from Government of India or any benefit under any scheme in PMAY. 3) In case of married couple, either of the spouse or both together in joint ownership will be eligible for a single subsidy. The beneficiary family will comprise husband, wife and unmarried children.
