The responsibility to deduct TDS on Property Sale rests solely with the Buyer even if it is financed by Home Loan or property is purchased from the builder. In some cases, Bank can deduct TDS on property from disbursement and help in depositing TDS on buyers behalf but they are not obliged to do so. Hi Ravi, I think Buyer of the property has to deduct the tax TDS and deposit the same with the Government.

Chennai is a great place to live. But like you mentioned, you need to be particular with respect to your office, children's school etc and of course your budget. Generally Anna Nagar, Adyar, Velachery, Kilpauk, Abiramapuram, ECR, OMR are nice places to live. If you could shed some more light on your budget and any additional requirements it would be easier to make a more specific suggestion.

Hi Ashish, The best approach is to buy a home when you can afford it. Don't attempt to time mortgage rates and home values. They are almost impossible to predict. If you find the home you want and you can afford to, buy it.
I agree with Aveek. It wouldn't be wise to base your decision on future predictions and expectations. There is no hard and fast rule that any of these predictions will come true. The real estate market has always fluctuated constantly and is filled with highs and lows. Base your buying decision on your budget and financial stability.

Once the municipal corporation or municipal council gives the go-ahead, the owner just needs to intimate the collector in 30 days. No permission from the collector is required. Revenue officials will then recover a one-time land conversion tax and a non-agriculture cess. This process will apply to those who are direct owners of the land. Yes, it's a good idea. And the court is not in mood to extend the date of implementation of the more strict BS VI norms for all automakers from April 2020 in the face of a government protest against such a move.
While I definitely like the idea and support it. Do you think that there will be proper implementation? Builders have always been notoriously known to escape the clutches of the law. Is there a framework in place to suggest that this will be any different from previous attempts?

One trend which I see frequently happening as a result of this is once the project gets delayed, the cost of the project sporadically goes up and more delay adds to the problems of the developers. When banks do not give loan for buying land, the developer resorts to raising the money through private money lenders and private equity. These are some of my thoughts on the things I want from the budget. Instead of allowing home buyers tax benefits post-possession, the Union Budget should make a provision that allows these from the time they start paying interest on housing loans. This will ease their monetary burden considerably and make increase the velocity of home loan disbursements. The government should increase the tax deduction limit for housing loans, especially for buyers in metropolitan cities. The current limit of Rs 2 lakh is insignificant given the ticket sizes in cities like Mumbai, where most houses are priced at Rs 1 crore and above. The Budget should provide clear and convincing benefits to buyers of green real estate in the country. Although the previous Budget prioritised affordable housing, the upcoming Budget should allocate an amount specifically for building infrastructure and improving connectivity in the peripheral areas of cities, especially the metros.
Despite the announcement last year, there has not been a single REIT listing in India to date. The primary reason is the presence of Dividend Distribution Tax (DDT). While the government has worked towards removing other bottlenecks, DDT has remained a key pending issue. Developers and other asset holders need the government to do away with it in the Budget 2016.

Q: I believe that currently the Indian real estate market is at a stage where it can only rise. Home prices have come down by 15-20 per cent in the last one and a half years due to corrections, which combined with the reduction in home loan rates has helped improve sales in last few months. Over the year, incomes of working couples have also risen by 10-15 per cent, boosting home sales by genuine first time buyers, whereas reduced interest rates, cheaper EMI, price correction has encouraged the end-users to invest in real estate. Any other thoughts or views?

Hello Sir, If property is registered inside MC area, 7% will be for male, 5% for the female and 6% in case of joint as equal share. If your property fall outside MC area then 5% for the male, 3% for the female and 4% for joint as equal share.
That is correct. In addition to this you will have to pay registration fees which varies according to the amount of the transaction. For example, a registration fee of Rs 15,000 has to be paid on a transaction of over Rs. 25 lakhs.

Hi Shravan, According to the current rates by the Telangana govt, stamp duty is set at 4%, transfer duty at 1.5% and registration fee at 0.5%. Chennai has seen an up ward trend in the rental values, especially in the areas such as Guduvancheri and Porur, due to the presence of MNCs and IT companies.
Do you know the yields in past one year I mean what is the YoY growth percentage?
