Hi Guys, I came to know that second lottery result has announced on 2nd May. I am in a great mess where i should go for it or not as i have paid the application money. Some people are saying that the project is located far away from the Salt Lake. And if any applicants withdraw at this stage, he/she will get the money paid after 30% deduction. However, it is to be seen whether anyone has got his money back or not. This project is for those who can wait for a long time. Even the resale value appreciation rate of the property is very low.

HI, Very interesting question! Well, unless there is some law regarding your issue that I don't know. But to put it in simple words if it is Your Plot - Your House - You Pay unless the two of you mutually decide to split bills. And yes, if the connection will be in your name alone. (Unless you both devise another strategy of getting a temporary one).
Yes, i am agree with you Shantanu. Unless you both mutually decide on the estimated period of the work and the payment of bills for the contract period (electricity+water) there is no defined rules to dictate it. You both have to mutually decide on the terms.

Q: Like to buy a 3 BHK apartment/independent house. Prefer New project/Resale within 5 yr old. Able to pay 25% of the property valuation upfront and remaining amount in 60 EMIs. Will pay interest @ bank deposit rate while paying 60 EMIs. Ownership will remain with the owner till completion of 60 EMIs. I Don't want to go for bank loan. Hi friendsds!! Most residential projects are developing on in Rajarhat. If you can choose a perfect property which has a good connection to the main roads, has a good open space, then it is really a good deal. The new companies and schools are bringing their branches at Rajarhat. Metro is coming up over there. Malls are nearby, Eco park, hospitals and International Airport is nearby. The prices of the property are increasing every day and will keep on increasing. So, if you are investing here and your time horizon is 5-7 yrs then you can get a good appreciation.Hi friendsds!! I am planning for only investment sake. I have no plans to stay there, as of now. How much appreciation can I expect after 5yrs?
Hi, Seeing the current infrastructure development in the locality like hospitals, malls,BIdhan Nagar railway station, Netaji Subhash Chandra Int. Airport, amusement park, 5 star hotels, IT companies in sector-5, upcoming metro connectivity and approach road to highway have demanded the property market here. I think 25-30% appreciation in 5 years is not a bad deal. I am very sure that it can go more than that.

Thanks Hiran!! I want to know about the project approval and its funding banks? How is the developer? Do you think that they will deliver the project possession on time while rest of the builder in the country is getting hard to deliver their project on time.

@ Indrajit, Realtech Basanta is a Rajarhat-Newtown Municipal approved project and almost all the leading banks and financial institutions such as Axis, HDFC, Indiabulls, Bajaj Finserv, Citi Bank, Tata Capital, PNB etc have approved this project. Q: I am amazed to see that the 3BHK flats are built in carpet area of 2BHK flats, with too small gallery, small bathrooms, small kitchen, small bedrooms even in the outskirts of the city. even if lots of space is available. ARE you all humans or pigeons? a fat person cant even enter the bathroom. i am disappointed to see the planning of flats in kolkata. its disasterous.

Hi Deblina, We must understand that there is a scarcity of land for development in Kolkata, while preference of buyer does not go very far in the adjoining areas. Kolkata is also not seeing the rapid expansion like National Capital Region or Mumbai. The property buyers in Kolkata primarily buy apartments for living in them or getting a rental income. So, they look for cheaper option. Can you tell me which areas of Delhi-NCR, MMR and Bangalore will give you 1BHK in 10-15 L? Sizes of the flat depends on the BHK configuration.
Hello Deblina, The reason is people of Kolkata don't want to pay the higher rate. They always look for affordable rate. And most importantly, people in Kolkata have their own house, very less people who do not have their own. So, second homes are always for rental purpose or investment.
