Q: I am about to buy a flat in Kolkata.when I went to bank for home loan they are asking for conversion certificate from danga to bastu.but owner does not have it.can he apply for conversion now?

Don't buy any such flat which have not paid conversion fees and obtained conversion Certificate. To convert your agricultural land to residential or commercial one, you have to pay conversion fee to the relevant authority. Hi, It is always advisable that the purchasers may not get carried away by the attractive marketing strategies adopted by the small time promoters and brokers who leave no stone unturned to market the sites formed on the agricultural lands without complying with the requirements of law.
Yes, i am agree with you. The rural development and panchayats have been granted permission by the government to approve layouts/residential properties that are within one acre of land within the village boundaries. Lands that are outside the above purview are to be approved by the directorate of town or village planning.

Yes, this project has been launched and it offers 2/3BHK flats. The 2BHK apartments at ASAV Enclave will have different sizes, ranging from 772-820 sq ft. The 3BHK apartments will have a uniform size of 949 sq-ft. It's current price will be Rs.3099/sq-ft.

Hi Jatindra, I am also interested in this project and inquired about Ascon ASAV Enclave Phase-2, Birati, Kolkata and found that the project is coming up just next to the Birati railway station and Birati Big Bazar. The project is expected to be completed and apartments handed over to the owners in October 2017.
Thanks Malay.... What about project approval? Have they got the commencement certificate? What will be the car parking charges?

Hi Pranab!! Even i have heard a lot of negative reviews against this developer like not delivering the project on time and still not ready to handover. Several flat owners are not getting their final amount after cancelling their flats. No information about the quality of construction and construction status.Hi Pranab!! Hi Diepen, No it is not a good project to invest in, as the project is delayed by more than a year and it seems to me that project has some land issue. Locality is good for both investment as well as for end use but the developer is certainly not good as their projects are facing delivery issue.

Hi Prasad, I want to know two things about this project first, whether they have mentioned carpet area on the agreement or not? Are they charging service tax on under-construction units? As per the rule, builder can not charge service tax on under-construction property but the same will charged only on PLC.
