The whole area is convenient for buses and autos. Its close proximity to metro-station makes it very convenient for metro travelers. As per my research the prices of the apartments have also doubled since it was launched, which has made it a very profitable investment. My study suggests that if you are looking for an investment in real estate, then this project is the one to go for. However, you must hurry up if you're planning to buy, as the builder is giving out possession for most of the towers which makes it a ready to move in property thereby implying that prices would go up by almost 1000rs in the next couple of months.

Paras Tierea is built by a fool who does not know the basics of Architecture. If you don't believe me then please see the Lift lobby and balconies of Paras Tierea. My flat does not get a single minute of Sun rays. Sea page problem is common and the material used, specially doors and sliders, are third class. Simply they have not used wood in it. Bathrooms have poor quality tiles and you can find many of them are already broken when you take possession. Paras Tierea is a poor effort by the builder. I hope the builder and many other will learn from it.

Paras Tierea in Sector 137 - I am a resident in Paras Tierea and hope prospective buyers / people take this seriously as this is what we found out upon shifting and now bearing with it :- 1. All wood work , doors , door frames are of very cheap quality / with breakages repaired by filling in paint . 2. Door locks - Worse than Chinese and bathroom door lock got jammed from inside and a carpenter had to be called to break the lock and partially break the door . 3. The sliding window is not working properly and I have been told that plastic slider has worn out and needs to be replaced . 4. The Bathroom Tap was leaking so called the maintenance and they announce that Tap / mixer assembly needs to be replaced and one has to pay for it . If one buys a tap from the market or mixer , it carries a warranty for 5 years but in PARAS TIEREA .No such warranty of fittings / so be prepared to keep shelling out to replace cheap quality fittings . 5. No Club functioning even after 1 year

Q: Received offer of possession for my flat in Tower 25. I am suppose to pay by end of this month, Jun and I have been told that I should have the key latest within 45 days of final payment. Do they stick to the plan or have delayed beyond 45 days in the past for other towers?

Hi friends!! Is it true that Phase-2 possession is expected in next 3 months.
Do not simply go on their issue of 'Offer for Possession' and also be aware that the delay charges that 'Paras Tieara' Sector 137 is offering is not as per the latest ruling for Consumer court and the delay charges that mentioned in agreement are no more valid. The amount for maintenance charges is not justifiable, therefore be cautious the builder is trying to bind you for subsequent agreement i.e. maintenance and sub-lease agreement as per his conditions therefore refer to some professionals advise.

Hi Ashwaane!! The absence of a valid Completion Certificate/Occupancy Certificate mean the building may not have been constructed as per the approved plan, as it can be classified as unauthorized structure and you are taking the risk of demolition as we have seen in the Campa Cola Society cases.
Anuskha, The builder has given us the reference of Noida authority completion certificate that shows tower being partly approved and is asking for full payment along with maintenance charges, of which we have been continuously asking the builder to provide us the completion and occupancy certificates for the possession process to complete, but he continuous to deny and has given us tentative period of physical handover 2-3 months after paying of payments (final payment+maintainance charges) mentioned in 'offer for possession' letter and wants to bind us for maintenance charges which is also unjustified. As of my understanding the builder is trying to collect as much money as possible by completing the authority formalities at the minimal and escape from delay and other charges that would be applicable as per latest consumer courts rulings. The builders in India have been taking consumer for granted, which i feel because of our judicial system being so slow in providing decisions.

Hi folks!!! There is also a chance that the electricity and water connection could be cut if the owner does not have the Occupancy Certificate. A flat owner can approach Noida Authority directly.

Q: Think, is builder really responsible for the delay or you as a Indian consumer have encouraged him to behave in the way he is behaving. I would ask you if you were given money say 100 crores at the annual rate of 1.8% per annum what would you do and would you like to return the money at the earliest possible or continue to pay the interest

Dear All, Thank you for your responses, yes you are all right and I have also referred on the internet of various ruling given by consumer courts, but I have come across many people who are suffering due to the absence of any Law regarding standard formats of sale agreement and its compulsion of implementation by the mighty builders and secondly slowness and costliness of the Indian judicial system has discouraged many and continue to do so. Hi all, Received the final demand letter for Tower-27. Couple of additional charges have been mentioned - One Time Electricity Connection Charges, Labour Cess , Core Cutting & DG Indicator Charges. In spite of communication from CRM on payment delays because of documentation from their end Interest on delayed payments has been charged. Has anyone else faced the similar issues? What should i do?

Hi Mohit!!! I think, you should send them a legal notice and should take it to consumer court? According to me, you all resale buyers can unite and jointly take this up with builder and issue legal notice.

Q: I have bought a 2 BHK flat with a stilt car parking. Builder charged 2 lakh additional for stilt car parking which is included in the registered agreement cost. Car parking allotment with number mentioned in the agreement. Please advice if it's sufficient to claim ownership on this stilt car parking under the new rules and regulations for sale of car parking.

This is due to buyer's carelessness. When they invest huge money in any of the project, they should check all the legal approvals and searched for the builders track record. But we simply heard about the project and the locality we go for negotiations and make a deal. We forget that if a builder is negotiating with the price it means there is something fishy, specially when the locality and its infrastructure is good.
do you think buyer is responsible for this and not the Indian judicial system, like why there is no implemention of standard building sale agreement as per law

Yes, it is true. They think that they are the modern day Jamidar and nobody can dare to speak in front of them. And it can not be possible without the involvement of a politician and the govt. authority.
if we agree to modern day 'Developers/ builders' being jamidars of earlier times then my next question what have we gained in-spite of being literate enough and do we have any confidence on our judicial system?

Hi, We are equally responsible. Builders know that buyers have lack of unity and are from several parts of the country so they might not take action collectively. And till they get united, we will have reap the harvest. Everybody in our country think about themselves. Nobody cares how it will affect the others.
if we cannot get united what is the problem no one stops us to seek justice on individual level there are two ways to approach to the problem 1. flood the consumer court with similar cases on individual level and court will rule to unite the case and give its ruling accordingly. 2. educate all your friends/ family/ peers etc. by letting them rules, regulations and consumer rights via social media, more people become aware more they will ask justifications from builder when they go for buying of property which will ultimately help us in improving the real estate commercial environment

Yes, i am agree with Mr Debanjan. We should stop them at the initial stage. It is because of some black money holders who want to convert their black money into white money and real estate buying is good for them. They can easily convert a huge black money into white money and for that they are ready to pay any amount asked for maintenance charges, car parking charges, amenities charges and other additional charges.

On 23rd May 2016, residents of Paras Tierea Society in Sector-137, protested against the builder alleging poor quality of construction, high maintenance charges and lack of security in the locality. Even, the building doesn't have sufficient power back up. Residents are complaining that many home appliances have been affecting due to due to poor quality of power supply.
Residents of any building will always suffer due to our non demand of rights such as creation of RWA and builders will always take advantage of our tolerance therefore if you want to help yourself and others encourge people to create RWA and fight for your rights and don't encourage others to take advantage of you because we do not protest, use the Indian legal machinery to highlight the issue, use our IT friendly prime minister to interven by highlighting such things on goverment social media
