Q: Hi Casa Rio owners, I heard the area on which the site will contructed is low lying and as its close to river , chances of floods are more. Also they say that every mansoon the area is flooded with water upto 1 floor. This news I got from people who stays in near by Lodha buliding (old). Also day time robberies are common in present Lodha Building. I approached other banks (except HDFC , IDBI and Kotak ) for loan like Axis , State bank and they also raised same concern with builder when builder approached them for loan approval. But builder refused to take any action on this. I am sure a reputed builder wont be so irresponsible while buliding a township. But still I am concerned ! after all its our hard earned money !!

Q: HDIL will delay the project, they claim that the 42 storey tower will come, but the rusted rebars used for the columns without any anti rust coating. they delay the project ,earlier to some they said possession in 2012 and some others it was 2015!! they demand back 20% with some and 40% with some also nil to someone. Their first project BHANDUP DREAMS IS THE GOOD EXAMPLE TO THEIR POOR QUALITY WORK.Let us join the fight for the poor flat buyers common cause. Dear valued flat buyers in WHISPERING TOWER, Let us open the eye and unite together to fight the right. they may delay the project beyond 2015. As per last survey in NOV 2011, they have not sold even 15% of flats. They confirmed to me personally that they do not encourage brokers, but i surprised to lot of brokers are working for them. regards.

Hi Pathania sir, I have not seen this project moving fast as they have completed 18-20 floors in last 5 yrs. The location is too compromised. It is almost between slums. There is no place to drive car. How did you see quality- they have only done the concrete work. Quality will show up from brickwork. The carpet areas seems to be marginally higher than other recent launch.

Hi All...couple of points that i would like to mention here 1. Its on LBS and not near slums. All builders now take up a SRA project to take advantage of the FSI part. However HDIL in its registration for Phase 1 of its Whispering Towers had given the deadline as Dec 16 and I dont see the project being completed before mid of 2017. Considering the fact that we have a strict real estate bill being passed all the members who have bought house here can file a common petition withe the court/consumer forum and the builder would have to pay an interest of the delay period , latest I cam across was a 10.9% interest that was being commanded by the legal body upon one specific builder.

Hi, 1) Does the registered sale deed executed by the builder mention the legal development charges, maintenance expenses to be recovered? 2) If there is no such clause, builder can not demand additional amount from flat owners. 3) If these charges are not mentioned in your agreement, refuse to pay and file complaint before consumer forum against builder and seek orders to direct builder to hand over possession of flat to you.
