Q: Hi, I approached GEM Grove this week. Plan and cost looks good and reasonable and model flat looks fine. However, there are few items that makes to get a second thought: 1) Salesperson said that even those who booked the flats are not allowed to visit inside the construction area. (this is an important factor that questions the realiability and the delivery of flat as promised) 2) They say no to get loan from LIC and the reason they say is that LIC will keep on changing the policies. As per me LIC is one of the realiable loan source 3) After going through this forum, there were some discussions going on about the change in plan (Pillar raises through center of Living room??!! and also the the wall in Terrace will not be a glass fibre as shown in picture).Can someone please throw some lights on this, if aware of any information. Especially, information from those who booked the flats will be helpful.

Q: This is to bring to ur notice that my flat 1/501 Deepak Delux Sahara Grace Jankipuram lko (owner name JASRAJ SINGH) purchased just an year back, is facing a grim problem regarding the construction. The above penthouse balcony's flooring is defective and there is great seepage n dampness in the two rooms. The seepage is through the fan in one of the rooms and big pieces of plaster are chipping of, the state is sympathetic n ugly. I am a working lady, so take up the work after my office hours. It's a request that the work or rectification has to be done on the penthouse above then only the plaster can be mended. Kindly take the matter seriously and step to action soon. Expect a quick response by the authorities concerned. I hope you will consider my problem and take it up seriously...I will be obliged...kindly tell the person concerned to take up the problem.. Q: Hi there, I have booked a flat in Mahagun Mywoods a few days back when NCR plan gave green signal to Noida Authority. But some dark clouds again came on Noida Extension. Now my query is I have taken flexi-plan and done 10% payment to builder. In flexi plan is was written that 5% I need to pay within 30 days of booking. And then 30% within 45 days. I want to know that this 30% would only be demanded by builder when project becomes bankable or not. Please confirm. Thanks in advance. Cheers!!!

As per my knowledge, no Builder until approved by the Bankers can demand more then 15% normally . 15% anyway needs to be paid by the buyer itself and only then bank can finance a property.
