Q: ittina mahaver status? thinking of purchasing on to live in there...lots of about complted flats ....any feedback?

Q: Before buying in Ittina Mahavir, please check with the builders. They are selling flats for Rs 2500 per sqft. When I was looking to buy here, I first checked online before contacting Ittina people. In commonfloor, the rates are too high! For 3 bhk I got for 34 lakhs including registration. My experience with Ittina marketing and customer care has been good. Kindly contact Saurav or Aishwarya if u need immediate help!

Housing prices in Ittina Mahavir are well below the rates of surrounding buildings because it is a sub-standard property by a sub-standard builder constructing a sub-standard quality. Prices in Electronic City Phase 1 are already touching Rs. 4,000/- per sq. feet and so buyer at this time will benefit immensely from purchase in Ittina Mahaveer.
Prices will touch 10,000 for fooish people who are willing to buy at those rates. Builder himself is selling at 2,500 per sq.ft in June 2013.

Also Bangalore property is falling in 2013 and average rate per sq ft in Electronic City has fallen from Rs 3000 psqft in 2012 to Rs 2700 psqft in 2013 Also heard there was a police raid for illegal activities in Ittina in Aug 2012. Q: This flats are located in a good location very close to Wipro gate number 16 . But the lift is still not ready in Ittina Mahaveer after 5 years . They have illegally constructed 6 floor without permission . Also construction quality is pretty poor . Owners are getting ready for police complaints . But have decent amneties .

Kunalji, it is not 6th floor illegal construction. It is 5th and above is illegal. so 5th floor and 6th floor is constructed is illegal and can be broken down any day. It all depends how long the builder can pay the municipality officials. Some years back I read in the newspaper that Ittina Mahavir was raided for prostitution racket also (but I have not kept any reference so far). I would not suggest to anyone to go for Ittina Mahavir apartment because it is the WORST place to stay.Kunalji, it is not 6th floor illegal construction. PNB case on Ittina is still ongoing. Nobody is giving details as there is pressure from the builder. Builder still has to sell a few flats after which all HELL WILL BREAK LOOSE !!! Nobody got the guts to go against the builder. 5th floor construction is illegal and can be broken down.. however even 5th floor was mortgaged to PNB and other lenders. Now.. tell me how the issue will progress... it is very clear.. once the last lot of flats are sold out.. then builder can wash his hands and go away.. whether PNB comes are takes hold of the property or whether 5th floor is broken down.. builder will notbe bothered.PNB case on Ittina is still ongoing. The current rate in Ittina Mahavir, Electronic city, Bangalore ts Rs. 2500 per sqft. as on September 20, 2013. Some of the residents are receiving notice from Punjab National bank (PNB) for claiming the property/ eviction notice. Also it is claimed that approval of SBI (State Bankof India) is given, but when we go to SBI for approval they say Ittina mahavir is blacklisted and it is unapproved property, so loan cannot be given. Sale of such property which is black listed is also difficult. With recession hitting IT industry most of the Ittina Mahavir property is is going vacant in rents and capital value prices NOT rising. Needless to mention that the quality of the constructions is lowest (worst quality construction) in Electronic city. Plan Order from BDA/BBMP In fact visit the registrars office and find out .. they will tell you that due to the regulations even they have lost out. No transfers.. means no pocket money for them. With other things like geysers, main door gate, etc etc it is approx Rs 2700 per sq foot all inclusive (no extras).. so not much value for money still. Just an update: After doing a lot of research on which place to buy an apartment, I settled for Concorde Manhattan - Soon I got a promotion in office once the manager came to know my status of owner in Concorde Manhattan. Also, I am seeing success in every field, be it stock market or family etc ,etc. I am really happy I made a good decision of choosing Concorde Manhattan over Ittina Mahavir. As I have mentioned before, buying property happens once in a lifetime for many perople,dont make a mistake !!! It is also an investment, so invest wisely and reap the benefits. Thanks everybody. Happy hunting a good apartment. Ittina Mahavir is NO way an investment. Best is to keep away from such builders as the property status is also questionable as it is mortgaged with many banks and any time you can receive an eviction notice. Hey Kathish, I liked the project and was planning to buy a flat in the same. But just now came across your comment so wanted to know what bad reviews have you read about the builder. You comments will help me in making my decision.
More than water leakages etc, I heard there was a police raid for some illegal activities. So you can understand that it is not a good place for family. It is a low cost housing project .. with problems forever going on. Sometimes lifts are not working, sometimes water is not there.. sometimes electrical board for the block has fused off. No peace of mind... however, if you like such conditions, it would be the ideal place .... :-) I heard that mortgages of banks are not paid of... and some court cases on ownership of property going on. my best advide.. KEEP AWAY FROM ITTINA MAHAVIR

Hi Raj!!! First of you are comparing two apartments which are not worth a comparison. Concord manhattan & Ittina mahaveer are not in the same league... Hw much did you shell out for Concorde??? Must be 3 times that of ittina... I am not a hard core ittina fan.. I am currently residing here and the resident association is making good progress in shaping up the society. They are about to open the Gym.. its almost done biut still is not open to people. I ahd gone to HDFC & AXIS bank to apply for the same but my loan application got rejected. Bank said that some 200 owners had taken loan from them and due to delay in the project, the owners stopped paying the bank and thus the bank hv blacklisted Ittina mahaveer. but one thing is for sure that it is affordable... It gives chance to middle class people to own a home among people who belong to your league (The Concrode People)....
Hi Kunal, I missed your reply since a long time. I bought in Concorde Manhattan which is just opposite for 55 lacs 2 BHK in Jan-Feb 2013. I must say that Concorde is a bit more expensive than Ittina, but you get your money's worth. A colleague bought in Ittina Mahavir (just opposite) for 26 Lacs - 2 BHK in Jan 2013. He faces water problem, electricity problem, dampness on walls, etc etc. Needless to say that this has had adverse effect on his health.. while he is on frequent leave due to stupid water problem and sickness, he is losing out on his career as well. While I have got a promotion recently, he got nothing even though he was better and deserved more. But thats how life is... I am happy I made the correct choice.. as some say ...CHEAP is ACTUALLY EXPENSIVE ... Thanks, Raj

Hey Pranab, builders prices are reducing everyday as there are no buyers it seems. I think it is better not to put money in real estate as of now. Also as per govt guidelines introduced in July 2013 gramathana properties (includes Ittina Mahavir) cannot be resold till completion of the project (which is going on for over 7 years). with no end to getting the project completed or fully booked. Also completion certificate or possession certificate for completed blocks also is not issued by authorities.

Any idea about the status of the project and the price details? I heard that they have introduced a new block i.e J Block?
As long as there is breathing space, i think they will introduce blocks. The project is going on since 5 - 7 years with no sign of completion. In case you bargain you can get a reduced price. Base price is Rs 2500 per sq ft All inclusive price is Rs 2700 per sq ft. (KEB electrical meter, other amenities, car parking, swimming pool, etc) However the sales people with try to suck something extra out of you.. and obviously not give possession till another 3-4 years.

What documents are required to be submitted along with application to get the deemed conveyance? hi sir , when you will come to visit our nice Apartments !
FLoor plan of SLV Nice view, Bangalore is very bad. Lift is next to master bedroom and kitchen is far-end of the apartment. Also, kitchen has been given corner place which is not good as per "vaastu shastra", Kitchen needs to be near to entrance so that we need not carry vegetables all the though the house.

Dont post negotiable price.. you should post best price when advertising. SLV Nice view apartment is next to Nice road and LOTS OF TRAFFIC NOISE DURING EARLY MORNING. I dont want to spoil my sleep by buying apartment in SLV Nice view. It is like roadside property... you need to give huge discount for low value property The rate per square foot sould be Rs 2200 to Rs 2500 MAX. No need of fancy crap like what you mentioned above... modt of it is waste of time and waste of money. You should make simple and spacious building THATS IT !!! Thank you... but NOT INTERESTED.

I am planning to invest in electronic city. Which are good projects in this locality? Any comments on Smondo 4. Will it be a good idea to invest in this project? Comments are highly appreciated.
In case you would like to keep following up with Builder for the next 40 - 45 years, then this is a good option, else NO !!! Its a good place to go for RENT but not to purchase here !!!

Electronic city phase 1 and Electronic city phase 2 , This both locations we have projects sir ,E.CITY Phase -1 starts per sf price 3975/- Rs. and phase 2, per sf price 2500/-Rs 2bhk available in 279000/- Rs. BBMP Approved flats all this
Very nice, how come phase 1 almost Rs 4000 per Sq foot but Phase 2 is Rs 2500 per SQ foot. Something very strange !!!

Q: Till date Ittina Mahavir property has not been handed over to the association by the builder. The association is just handling day-to-day needs on a temporary basis Conveyance of the property cannot be done from builder as the builder is no more and the family members (Minu Ittina) also committing suicide in 2014. Legal status in now very doubtful as bank loans are not paid by builder and nothing handed over to Ittina Property staff. Nobody knows what is going on !!! Anytime banks can come and take over the whole apartments as it was said to be mortgaged to 2 housing finance banks. What documents are required to be submitted along with application to get the deemed conveyance? Resale is definately possible. It depends upon th buyer if he is willing to buy, however banks have stopped financing Ittina projects, that is where the problem lies. Also, there is some litigation still going on due to which it is not clear about the legal status till those problems are cleared out. It might take 6 - 12 months to know the outcome of the legal proceedings.
