Hi Ravi, In my point of view, the ones who have a home loan in which they are a co-applicant and pay the EMI ,they can claim the entire deduction on interest as well as principal repayments. If the home is self-occupied, the total year interest deduction would be restricted to Rs 2 lakh. I am also assuming that you would continue to pay the entire EMI until the loan is fully repaid.
Hi All, Steps to calculate the annual rental income from the property - 1-Deduct the amount of property taxes paid during the year in respect of such property, 2-From the net value so arrived, make an ad hoc deduction for repairs and maintenance of the property computed at 30 per cent of the net value. 3-Deduct the amount of interest payable on loan taken for purchase or construction or repairs or re-construction of the house. Note that there is no limit on the amount, which can be claimed as deduction as interest on such loans in case the property is rented out.

My comments to replies
As per sources, the real issue is the incentives offered for the creation of mass housing. Even, if it requires some policy changes that will make the cost of funding lower for affordable housing, it would be worth it. Promoting rental housing is another significant issue to be addressed in the upcoming union budget. Of course, complete pass-through status to Real Estate Investment Trusts (REITs) is equally critical for the turnaround of the sector.
Hi Mr Vikash , Developers are looking towards Ahmedabad and markets around for affordable homes. The sector is patient with the government with a confidence that the intent and direction of the government is pro-sector. Experts believe that the turnaround of the fortunes of the sector will be visible post the union budget as this will be the first Full Budget of the Government, something that shows a clearly defined road map for the future.

Hi Mr Rajiv, The areas currently commanding the highest demand for residential space are Akota, Vasna, Gotri, Jetalpur and Fatehgunj. Flats, aparments, bungalows, penthouses and township properties are cropping up all over to meet the demand. In the past, residential development was predominantly in the individual bungalow segment and even today, new bungalow schemes can be found on the outskirts of Vadodara city, especially in Sevasi, Kalali, Ajwa and area alike.
According to me, Vadodara can be considered as an industryfriendly city. As a result, residential real estate of Vadodara is dominated by private players and the market is also heavily driven by an active investor base, with most of the participants plowing capital market profits into the real estate market. At present, the realtors of Vadodara are offering a diverse range of residential avenues in the areas in and around Vadodara.
