Is it below-, on-or above-grade? Basements are high strung to ground moisture, so your flooring choice may be different from a bedroom on the second or third floor. 2) Note, whether the area you are placing the flooring has radiant heat. Some flooring materials are not favorable, so make it known early in the shopping process. 3) Also, be sure to observe the space throughout the day. Does it get a lot of direct sun? In cities like Kolkata, Bangalore, Pune, Kochi and Delhi the real estate have started offering medium as well as high end serviced apartment. The price range starts from Rs 20 - Rs 70 lakhs.
Due to increasing demand for serviced apartments, many luxury hotels in Kolkata are planning to launch their own serviced apartments. With a view to cater to long-stay guests, ITC Sonar is expected to have 137 serviced apartments in its new, under-construction tower.

Hi , An EC is needed in a property transaction as an evidence of free title and ownership. It is a document issued by the registration authorities. While buying a property, it is important to confirm that it does not have any legal dues.
Yes, Bhaskar I really agree with you but I think EC contains details of all the transactions and confirm that the property is not mortgaged and has no legal dues. It is obtained from the sub registrar's office where the deed has been registered. An encumbrance certificate is important while buying property, applying for a home loan or going in for a loan against the property..

Hi, Encumbrance certificate is issued by the office of the sub-registrar for a particular period of time. The sub registrar's record is based on the property documents that have been registered. This means that the certificate will not have any record of a document that has not been registered with the office of the sub-registrar.

Q: Hi All, Hope u guys are aware of the latest news about the Worli ( Campa Cola Society) demolishen. 170 flat owners have been asked to leave just because they did not have the occupancy certificate.. Although the flat owners had paid their yearly taxes and had the flat registered 20yrs ago, the govt has declared it to be illegal.. This only reminds me that few blocks in PWC are still not given with the OC. Note: This is not to create any worry, just a concern that we all need to squarely plan and resolve.

Hi everybody, In Kolkata, Stamp Duty rates depends in the market value of the property as well as the area the property is situated in.The Revenue Dept. of West Bengal provides the following information:- 1) If the property is located within Corporation area (Kolkata/Howrah) and above Rs. 25 lakh then Stamp Duty will be 7% and if it is less than Rs.25 lakh then Stamp Duty will be 6%. 2) If the property is within Municipal Corporation/Municipality/Notified area and above Rs.25 lakh then stamp duty will be 7% and below Rs.25 lakh then 6%. 3) Area not included in the above and more than 25lakh then stamp duty will be 6% and less than 25 lakh then 5%.
Thanks for the information Debabrata...... Similarly, Registration charges in Kolkata are also dependent on the property value. For property priced obove Rs.25 lakh, registration charges will be 1.1% of the property value, while for properties valued at leass than Rs.25 Lakh, Registration fee is charged at 1% only.

Hello Rupak, E M Bypass also called as Eastern Metropolitan Bypass, located 6 km from the centre of Kolkata which connects the towns of Bidhannagar and Rajpur Sonarpur on the eastern side of the city. It is a new realty hub in the region, showing tremendous growth in recent years.
Nice input, I would like to add my thought that due to techies professional working in these Blue chips IT companies has more disposable income and by virtues of their frequent transfer to other metros and abroad which has brought a paradigm shift in their thinking and started to look for similar kind of dwelling units with all modern amenities and facilities, as a result there has been a proliferation of quality residential projects in and around the places touches Em Bypass and its extension.

Hello all, I would like to share my point of view regarding this project. I inquired about the Rajwada Springfield project, they still have considerable availability and are even willing to negotiate the rate, for which they have referred to as me to their business offices at Mahamayatala. I think the area is quite good to invest in reality, it will be right away after descending from the Kamalgazi flyover and will probably be 3.5 kms to Garia metro.

Hi, I think there are various loan schemes, but the most popular are fixed and floating rate. A floating interest rate is variable in nature. A floating interest loan offers flexibility to debtors or borrower. In the case of interest rate drops, the borrower will gain and in case of an increase in the interest rate borrower has to pay more interest.
Yes you are right dear. I think there is no permanent fixed interest rate, in FI rate scheme , interest rate will revise at certain interval, say 1 to 3 yrs. So it is better to take advantage of floating interest rate if you are taking home loan for longer duration. A fixed interest rate loan is a better option in an increasing interest rate regime.

Hi everybody, It is nothing but the brand ambassador reflects the personality of the project and also the credibility of the brand. This apart, the visibility of the project with names like these also shoots up both among local and national buyers.
Apart from Unimarks's brand ambassador Kareena Kapoor, there are names like Shilpa Shetty and Priyanka Chopra doing the rounds in the list of actors who could follow suit in supporting Bengal projects. Others who have signed exclusive contracts with the Tollywood celebrities have been happy with the interest the idea has generated among buyers.

Q: I have purchased a flat in Kasba under Kolkata Municipal Corporation, and already made 50% payment. But the builder is saying he cannot give completion certificate. Now he is threatening to cancel the agreement and selling the flat to someone else. What to do? Please advise

Is your flat ready-to-occupy? If it is under construction then you have to pay the EMI as per the payment schedule and the possession letter is issued by the KMC only after completion of the project. But if the project is ready-to-occupy then you have rights to ask for Completion Certificate. It is a very necessary document without which you can not occupy your flat. HI Sudeshna, A completion certification is an important and mandatory legal document attesting to the fact that a new building has been constructed and completed according to all the safety norms and regulations of the Buildings Act. A mandatory no-objection certificate issued by the local development and municipal authorities, the completion certificate of any building in Kolkata proves that the building has been approved by the Kolkata Metropolitan Development Authority.
I am agree with Debabrata. A completion certificate guarantees that the building has not violated any rule in that locality such as standards of safety and regulation, the distance from the road, distance from surrounding buildings, height and other criteria set by the Municipal authorities, along with the building plan. The Apartment Ownership Acts in various states in India make it compulsory for an owner or builder to possess a completion certificate, in order to avail of basic amenities like water and electricity. In case of a builder or a developer, it is mandatory that they give a copy of the completion certificate to a person purchasing the house.
