If the rental agreement is set to expire and you and the tenant agree to extend the term of the lease for a specific period, then the extension should be in writing.

Q: I am dealing with a builder for a plot which is just beside Janachaitanya phase 3 layout in Upperpally. Named "Peace homes" The land that this builder has is a small gated community which is beside Janachaitanya phase 3 layout which is HUDA approved. However, the land which this builder has is grampanchayat approval, he says he can get LRS and GPS but I have to pay for it. Is this option good? what will be the cost for it? Will I get home loan for construction on the land after getting LRS? Please advice.

As per my knowledge, still the government has not provided online application process, due to technical problems and lack of proper infrastructure by the Government. There is no specific website for the online application process for LRS and BRS schemes 2015

Hi all, I have one query, please suggest or clarify What is the SC verdict on VAT? Do builders have to refund it?
The verdict of the supreme court is that the VAT is to be paid on the price applicable at the time of purchase of the flat. Currently it is 1% of the complete value of the flat. So there is no refund in question.

I think the concept of smart city is to make the life easier for the people. The objective of 'Smart City' venture is to promote cities that furnish core infrastructure and provides a decent high-quality of lifestyles to its residents, a clear and sustainable atmosphere. Smart cities are to provide best of the roads, civic amenities, mass transportation facilities, clean and green environment, better connectivity to different parts of the country, security to the public, etc.

The project is already in ready to move position and 120 families are already staying in this project. Hi Gautam, The project was launched in march 2012 and at the time of launch, the rate per sq ft is around Rs 2800.The project is approved by HMDA with Gated community.

@ Gautam, Currently, the rate per sq ft is Rs 3200 for this project. As per builder sales person, they are ready to negotiate with this price. This project is located near Gachibowli. As far as water supply is concerned, they are proving borewell water and they are also trying to take approval from the municipality for water supply connection.
