Good evening Bipin!!!! These are 1 week old details and i don't know whether they have increased the price in a week time or not. There are 13 blocks developing under Magnolia Oxygen. G+10 and G+11 storey apartments has 7- blocks while G+12 storey apartments has 6-blocks. 1BHK available in 770-804 sq-ft. 2BHK 897-992 sq-ft and 3BHK available in 1170/1249/1430 sq-ft. And its current price is Rs.3200/sq-ft but it is negotiable.

Well Bipin, You have to pay Rs.51000 as a booking amount and rest of the amount within 30 days equal to 20% at the time of agreement. If you are coming from Hazra Mode then you have to take a bus for Ruby Hospital, from there you will get a bus for Netaji Subhash International Airport (near Chinar Park), take a auto and ask him to leave you at Rajarhat Chaumatha. Now, you can ask anybody they will show you the project site. Hope, thi information will help you a lot to reach the project site.

Hi, When are we getting possession for our flats? What about the project approval? Which all banks are offering home loan for this project? Do you have any idea of car parking charges?
Good evening Govind!!!! Possession date will be June-2018 and project is approved by all the major banks like HDFC, IDBI, UBI, Axis, ICICI etc. They have got approval from NKDA (NewTown Kolkata Development Authority). For car parking, Ground floor covered car parking charges will be Rs.4 lakh, and for open car parking charges will be Rs.3 lakh for all 1/2/3 BHK.

Any area which is close to nearby schools/colleges, banks/ATMs, bus stop, railway station, markets/malls, eating outs is good for investment as well as for end use. If you find that all those basic facilities are nearby to the project site, just go ahead. The only thing which i heard from the buyers that they have deposited 20% amount 2 yrs back and were told agreement will done after 45 days which didn't come till date. It directly indicates that developers don't have all the legal paper fro the entire piece of land. And i am sure that whenever they are able to get all the papers, they will must call all the flat buyers for that piece of land and got the agreement done. Hi Guys, I came to know that second lottery result has announced on 2nd May. I am in a great mess where i should go for it or not as i have paid the application money. Some people are saying that the project is located far away from the Salt Lake. Can any body tell me the exact location of this project?
Good morning Kamal!!!! You can clearly see the locality of the project in Google map as they have clearly marked, so it is easy to see the exact location before applying. The project is located in a very very remote area and it will take many many years for the area to develop. if you have already allotted the plot, you can withdraw at early stages. They will deduct 30% while refunding.

Q: Hi, I am buying a house from 3rd party. And the history is like that the builder sold the property to party-1 on the basis of nomination agreement. The 1st party has not done registration. Then the 1st party sold the flat to 2nd party with another nomination agreement, where the Builder is the confirming party. And the nomination agreement prepared by builder it self. Now I am buying the flat from the 2nd party but I am want to do it being registered in my name. Nomination is done in my name from 2nd party, where the builder again is conforming party. As the respective flat is not being registered by any prior parties, now while I am going for registration the builder advocate is telling there is a need of 1st party's presence or the Power Of Attorney from him. But the first party is not responding or replying though has communicated. Can this property will not be register ever or what is the other way out....please advice

Thanks to all gentlemen.... I have done registration with builder directly, just by passing the 1st and 2nd owner but being mentioned their details in the deed. The loann amount paid diretcly to the seller directly as being mentioned in the deed from whom i am buying. So everything done smoothly.Thanks to all gentlemen.... Hi friends, But still i will advised you to be careful of builders. They are not in the market for social welfare, they are because for earning money. And we know that earning money is not an easy task. We have to make a lot's of calculation for that. Similarly, a builder do a lot's of calculation to get benefit from us. So, before buying property anywhere in India, do all due diligence, check for legal approvals, civic issues in the societies, nearby basic facilities, location, connectivity to the rest of the city, current property price in the locality, builder's track record and then go for it.Hi friends, But still i will advised you to be careful of builders. Its sizes are available from 816-876 sq-ft. while 3BHK are available from 985-1142 sq-ft. and it's current price will be Rs.2313/sq-ft. As far as basic amenities is concerned, Skytrail, Prana, a premium club, the ‘Paradise Pool’, Navya, the lavish, private air-conditioned community hall, activity zone, kids zone, smart shopping zone, library, yoga and meditation space are among few.

Hi Vivek, I am agree with the above statement. Siddha Town is a Raharhat Municipal approved project and they have CC for the completed block only. Builder can apply for the CC either in completion of the entire project or block wise. Yes, even 3 months back i have inquired for 3BHK but they told me to consult broker if there is any resale inventory is available with them. Q: I am amazed to see that the 3BHK flats are built in carpet area of 2BHK flats, with too small gallery, small bathrooms, small kitchen, small bedrooms even in the outskirts of the city. even if lots of space is available. ARE you all humans or pigeons? a fat person cant even enter the bathroom. i am disappointed to see the planning of flats in kolkata. its disasterous.

Hi Deblina, We must understand that there is a scarcity of land for development in Kolkata, while preference of buyer does not go very far in the adjoining areas. Kolkata is also not seeing the rapid expansion like National Capital Region or Mumbai. The property buyers in Kolkata primarily buy apartments for living in them or getting a rental income. So, they look for cheaper option. Can you tell me which areas of Delhi-NCR, MMR and Bangalore will give you 1BHK in 10-15 L? When you go for registration of your property, ask the list original copy from the registrar office. They will provide you the original sets of documents.
Yes, I agreed with Mr. Satyajit. a property cannot be registered if original sale deed is not with the owner, but a copy of the deed acquired from the registrar is available and the name of the owner is displayed in the Encumbrance certificate.
