Q: I work as a bank employee in Ghaziabad and have couple of kids 5 years & 1 year. After completing my MBA from IMS noida in 2004 have been working with multiple financial brands selling their mutual fund / insurance/ account. Coming from a town of MP had no option but to live in rented flats from the beginning of my career. 4+ years back I started exploring the option of buying a flat in noida area & that is when my search of flats / under construction flats started happening, coincidentally my brother in law who works with HCL as a Sr. Developer also began the hunt in the same time. I chose Gaur City project Avenue 1 while my brother in law chose another builder 'X' project in the Noida area (not taking any name as my agenda is not to defame any one). The construction & stuff started at the same time. Before finalizing on the flat we read tones of stuff on web and felt that no builder is to be trusted, even Gaursons. Gradually we realized delivery of possession has been challenge, customer service has been arrogant, builders do al kind of manmaani in terms and condition and many other aspects which just made us jittery on whether we should buy or rather happily live in the rented flat. However despite reading through all the negative stuff about the builders as we had to see we did buy. Today after 4 years my Brother in law is still struggling to get the flat as honorable court has passed some judgment against the flat that he had invested his life in, while am living in my flat for last couple of year happily, the flat was delayed by an year I guess. But when I look at my brother in law I feel it’s perhaps so important to understand the builder’s previous credential before buying in. In retrospective, where I feel my decision went right was when I chose to physically check through the property delivered by the same builder in last 1-2 years. It’s very easy to defame anyone thanks to internet if bunch of people want to do that and it’s even easier in such a competitive market of real estate. While evaluating the recent projects I realized that there were just couples of builders with whom I can risk my lives income, and fortunately decision went right. The previous projects delivered by Gaurson were better quality wise and even price was comparable. They didn’t have much hassle in the possession timelines and most importantly they have always been on the right side of the law. The current project where I’m putting up now has given us 85% satisfaction while there are some 15% areas of improvement but I feel that’s fine as 100% expectation is crime in this market. I chose to write this article as I often read stuff people claiming how builder tortured them in some form or another, but no one writes good if you are a happy customer, it’s our equal responsibility to write good stuff too. So I won’t say Gaursons is the best builder but if you shortlist builders by seeing their projects it enable a more rational decision making.

Q: I am working in a software company in Noida. I returned from Bangalore 8 months back after serving for 7 years in Bangalore I changed my company and shifted to noida with my wife and a kid of 2 years. I wanted to get my parents to live along with me as they lived in Raebareli. So I have to buy a property where we can live along with my family. I started searching property through various website portals and with the reference of friends. And I went through with 3-4 different projects from various builders and heard about gaur city 2 from gaursons. I went through with the property and after comparing various aspects of the property and on the basis of builder reputation, I found property a good option according to my requirements so decided to buy a 4 BHK flat at gaur city2 11th Avenue. I contacted with the builders sales team and started the process for registry and all. Gaursons team’s response was very impressive they were very polite and supportive in whole process. For me most impressive part was the transparency in the process from gaursons. I heard lots of negative thing about real estate business but I did not face that. It was my first experience with real estate firm and I am quite happy the approach from the gaursons. The process of registry was outsourced by gaursons but they were transparent and supportive at each level. Team for registry was available at gaursons office itself so I need not to run somewhere else. They asked me if I want to do registry by own so they are open for that as well and assured me for their all support. But I decided to do registry through them only. Gaursons team were transparent about charges related to common floor, club usage and various other like parking etc. They clearly told about the limited usage of stadium and club for the members only. That is impressive thing about the builders otherwise as I heard that usually builders don’t open about the additional charges and provide very limited information to the buyers. i heard lots of other negative talks about many builders. But I am happy with the gaursons that I did not face any of such incidents from builders. They were very transparent and supportive throughout the process. I have shifted to the gaur city since 3 months and finding the place good for my parents and kids as well. There is good security for our Parents and kids. I also talked with some of residents and they also seem happy with the place. So I am very happy with my decision to get a home at gaur city. I don’t know much about real estate industry but my only experience is with gaursons and I am quite happy with that. I just wanted to share my experience with other people as there is lots of negativity about real estate industry and builder in the market. But it’s not the case every time.

Atul, earlier i had flat with other builder faced lots of difficulties but no one was ready to listen complaint from residents. but i have shifted to gaursons since 6 months. and i am quite happy with my decision as gaursons has transparency in the process and they listen and resolve the complaints from residents. i had broken my bathroom tiles last month so logged my complaint at complaint desk in gaursons office and they changed broken tiles in 2 days so that's a good experience with gaursons.i agree with you mr. hi Anis, problems are with all builders. But if u see and compare all aspects of gaursons and other builder i think gaursons is still marginally better in terms of transparency in the process and complaint handling. this is my personal experience and opinion. but as you said there are some negative reviews also about gaursons so that happens as no builder is perfect and even if we build house by our own there are some problems arises.

Q: I shifted with my family to gaur Grandeur from Gaursons in March last year on rent. I want to share my experience with builder. Earlier I was living in indirapuram with some other builder. There were lots of issues related to security, maintenance and resident welfare. Every day there was some issue arises due to maintenance. But most frustrated part was that no one from builder maintenance team ready to listen from residents. There were so many security threats for the children and older family members. Condition of apartments was very poor. Everyday some thing gets damage either bathroom tiles, electricity boards or some other part. Residents complain in maintenance office but no action gets taken. That causes many families to leave the apartments and shift to others. I also decided to go for some other property, so spent some time in searching a good place for my family. After some research, I decided to shift at gaur grandeur. I gone through various web portals for gaursons review and asked to friends who were living here already and on the basis of gaursons good reputation I decided to shift at gaur grandeur as it is also near to my work place. Now it is more than 1 year for me and I can say my decision about gaursons was right. In last 1 year or so I have not faced any big maintenance issue or security issue for my family or even I never heard from any other resident such complaint. One plus about gaursons is that there is escalation system for resolving the complaints if residents. There is complaint log system at gaursons office through which resident can log their complaint and they just need to keep complaint id with them as each complain id should get closed. That helps to resolve problems in quick time. And now grandeur is handed over to RWA so now it will be more convenient for residents to resolve their issues related to apartments or maintenance issues. So after living more than 1 years here, I can say my decision to shift at gaur grandeur was right. I am not saying gaursons delivering is best builder but on the basis of my reviews about gaursons I can say they are doing good job. They are giving good services to their residents.

Yes, don't invest in any of their projects otherwise you will loose your hard earned money. For investment purpose in 2011, I bought some property in Gaur City a project from Gaursons. But due to my transfer of job, i decided to cancel my booking. And I cancelled my property in august 2015. Also it has been 4 years since I have paid all installments on time. I mailed my details and concern to Gaurson’s team and to get my refund ASAP. But i was shocked to hear the response from them. As per the builder "what so ever money you have given to us , we have invested that same in construction , we can’t get money out from construction. We will refund you once the flat allotted to you is sold to someone else. Can you believe this?
hi harmeet, that' the case with all builder not only gaursons. though if you review you will find gaursons even doing much better to refund the cancelled amount as per terms you agreed and signed. yes that's true that moneyt refund is delays after cancellation. but that's the case with all builders in the market. we can't complaint a single builder for this. and unfortunately that's the process of all builder they mostly refund when the cancelled flat is sold. i will suggest you to talk to their CRM team i think that will surely help you.

Q: I own a 3 BHK at gaur city 4th avenue and living here since 8 months. I want to share my experience at gaur city. Overall Gaur City Township is good there is good security system in the township, safe place for all family members. School and hospital like amenities are available in the township itself. So it’s convenient. In club there are good facilities and it include international cricket stadium as well other sports facilities. So I would say gaur city is a place with all sort of facilities for residents. I talked with some residents as well they are also seems happy with the property. But there are some small issues as well residents faced here. One of the issues is electricity cuts and fluctuations. Residents are facing problem of huge power cuts at gaur city. Residents talked with gaursons maintenance department regarding this but they used to say that this is due to power cut from NPCL. And that is true as all residents of noida facing the electricity issue. In gaur city builder providing power back up at lower rate than other builders in noida so that good part of that. I read somewhere that gaursons installing a 330 KV sub power station at gaur city. This is good news for residents of gaur city as it will resolve the electricity problem at gaur city. Another encouraging thing about gaur city is their complaint resolving process that helps residents to sort out their maintenance issue in a better way. As residents can log their complaint at complaint desk at gaursons office only they need to keep the complaint id with them to track the status of their complaints. Even I was facing some issue at kitchen tiles so I went to gaursons office and there I came to know about this all knew complaint log system. I logged my complaint and the vendor to fix the kitchen tiles came next day and fixed the issue so I am quite happy with this type of initiative by builder to solve buyer complaints. I read about some negative news about gaursons and seen some residents doing protest against the builder. But I think every builder has some pros and cons as in huge project some issues always arise but if I see overall there is only some small areas builder need to improve otherwise it’s a fine township.

Hi Piyush, I think buyer should visit the developer directly and aware them about the current situation. May be builder is unaware about the situation he is facing currently or he should write a mail mentioning the issue and ask for the rectification. I think your case will be resolved if he visit the builder's office. Thanks...
Hi Sachin, i agree with you that to avoid these type of incidents the buyer should approach to the builder directly instead of brokers.
