Hi Casa Rio owners,
I heard the area on which the site will contructed is low lying and as its close to river , chances of floods are more. Also they say that every mansoon the area is flooded with water upto 1 floor. This news I got from people who stays in near by Lodha buliding (old). Also day time robberies are common in present Lodha Building.
I approached other banks (except HDFC , IDBI and Kotak ) for loan like Axis , State bank and they also raised same concern with builder when builder approached them for loan approval. But builder refused to take any action on this.
I am sure a reputed builder wont be so irresponsible while buliding a township. But still I am concerned ! after all its our hard earned money !!

Hi.If you cancel the booking then your amount will be forfeited (27K). as far as I know this project is not yet approved by SBI or LIC .however HDFC is financing it.Anyway nobody is sure when the project will kickoff so that we may need loan to finance further .LODHA has a big plan for Dombivali.many projects are lined up in the area.refer lodha IPO red herring docs on SEBI sitehi ,

The registration has not started yet as far as I know.However they have issued Allotment letter to those buyers who have paid the parking money (in Black :)).However the parking money is now included in the price itself for new buyers.
So if you have paid the parking money you need to ask for allotment letter first and then probably for registration.It seems they dont have all the necessary approval from the authorities yet resutling in delaying the process.Hi Naveen

But have a doubt on certain issues like the area is low lying and was completely submerged during 2005 rains. Moreover the drinking water supply is also an issue. Whether the builder will be able to give the house by the end of 2013.

There is always a doubt in any real estate deal in India.Unfortunately we dont have transparent system in real estate markets.So you need to take your own call in taking the decision.
1. As far as Area submerged in 2005 is concerned most of the Mumbai and adjoining area also submerged, still the rate is skyrocketing there and I believe 2005 incident was rare .
2. The drinking water will by supplied by KDMC for limited duration every day but day to day water supply will abundant as far as I have been told.
3.On paper they are commiting to complete the project by 2012 but I believe It may take 1-2 years more.

Yes ,They do ask parking money as black money towards third party.only when u pay the amount they will send allotment letter.However in the newer bookings the parking charges are included in the base price itself.When did u book ur flat?
