I have come last week and they said 2 bhk flats are available and quoted a price of 2500/2600 per sqft. Now, today, when I call them up, they are saying no 2bhks available and price is hiked to 3100/-. Surprised to see the price going 500 per sqft in 1 week :(

I liked the project, but when I asked about date of completion there was no clear answer. The marketing executive at the project site mentioned maximum 2 years with penalty clause of 8% is delayed more than 1 year. But when I contacted there head office in Domlur, he mentioned that on agreement they will put the project completion date to be August 2013 Plus 3 months grace period and are not sure about the penalty clause at all.
I am confused as they refusing to commit anything on paper. If any of you have booked what response you got from them ?

Did anyone booked a penthouse (4/5th floor) at krishvi gavakshi. Is the approval for the same in place? Will there be any problem taking home loan for a pent house? I spoke with HDFC/LIC/SBI and they said they need to check with there legal teams for pent house specially. Kindly advice.

I also booked a pent house assuming they have approvals for all floors. But as of today, whatever sanctioned plan krishvi sent me, it does not approval for pent floor. I came to know this project in around 18th June by seeing their advertisement in the news paper. I was really liked their pent house and enquired about the rate they mentioned 60 lacs.
But due to some other work I have to go out side of bangalore for a month. Then i went to their project site on 24th July. They mentioned that only 5 pent house are left and rate they quoted to be 70 lacs. They mentioned about that they will complete the project in 2 years and give penalty of 8%.
Then I went to their office in domlur to negotiate. To my surprise they denied any penalty clause and completion of project in 2 years.
Today my friend went there they mentioned that they have 2BHK, 2 ground floor 3 BHK & 2 corner pent house and increased their rates by further Rs 200-300/sq. ft. Over this he added 4.5 lacs for service & VAT. He still haven't mentioned registration & stamp duty which will cost another 5 lacs.
I am highly confused & feel that this builder is total cheat.

As far as I know, all builders/marketing does it like this. They usually open up only few apartments for bookings and look for the response.. the moment they get good response they start increasing price for the same apartments... May be when you will check with them the next they will tell some other price and some other availabilities...As far as I know, all builders/marketing does it like this.
