LIC housing finance is not providing loan to Casa Univis Project since they find there are some issues with the property. The required clearance are missing that's what they are saying, if there are anyone who has taken loan from LIC Housing Finance for Casa Univis, pls. let me know your mail-id or cell no. since providing your reference can simplify acquiring housing loan for me.

I had booked a flat in CASUNIVIS CIELO in November and has been closely monitoring the progress of the project and now have developed a opinion that LODHA is not a reliable builder to go with at present.
The descrepancies noted sofar
1)they are way behind their schdule
2)No registrations done so far against as promise to be done in feb 2010
3)No demand has been requested so far and suddenly they will come up with a demand for huge amount
4)Referral program is a farce
5)No replies to your querries or emails
6)All individual has a different terms and conditions in thei agreement.Whne self had booked I was told that if the project is delayed by more than 6 months than LODHA will be paying back to the investors at 12%.This clause is included in few allotment letters and not in others for flats booked on the same date.
7)Constuction is in FOREST LAND and they have not got the clearance though they claim that they have all the clearance
8)Cluster AERIS AND TIERRA has not got approv

SK, here is my opinion on your observations
1) Agree, they are way behind in schedule by an year
2) Lot of flats have been registered in CASA Univis, including mine in Tierra which was registered in 2009. Yours should also get registered soon.
3)They will not demand any money till they have all approvals, which seems to be fair.
4) I have successfully recieved a gift from referral program, however took some followup.
5)I have got prompt replies to my emails till now, you can contact the customer service manager directly if your queries are not being answered.
6)Terms and conditions vary in allotment letters because differrent level of status/information is known to the builder at different times, he put whatever is best known at the time of allotment and hence the variation. Even if the delay compensation clause is not there in allotment letter, you should insist that it should be there in the agreement and that will protect you against the losses.

I WANT TO KNOW WHETHER I SHOULD PAY THE PAKING SPACE MONEY AS IT IS TO BE PAID TO THIRD PARTY AS THEY SAID THAT THEY WILL GIVE THE ALLOTMENT LETTER AFTER I PAY THAT MONEY

I was called by the Customer Sales executive, that there are few approvals pending and incase you want to pull back your booking your free to do so. There were not much details given, but i am still going to hold on to my booking. For a reputed builder like Lodha competing with other builders, this was the least expected. While booking there were high promises and all approvals were completed, but now i get such calls. I regret doing this booking, and wish had invested my money somewhere else.

I have booked flat in Tiera B. I have a doubt on completion of project by April '13. Does any one know the delay. There is no communication from Builder. The builder is very prompt in asking money but very slow in providing status.

Hi everybody,This is Maulesh Shukla. I bought an apartment in Tierra B, Casa Univis (renamed as Splendora). I got a mail from them yesterday saying they are running behind schedule and are not getting approvals so I have an option to get my money refunded at 12% simple interest. This is cheating of highest order. Please note, they have sent such a mail to buyers from Tierra (A, B) and Cielo (C, D). Being a small retail buyer, I do not have any power against these powerful frauds. Can we create a common group and fight it out? All affected buyers who got such a mail can meet the management as a group and put our case forward.Let me know if all are interested and we can take this forward.
