Q: Hi! I just booked a 3 BHK flat in KG Signature City. The downside with them is there is no closed car parking facility. They provide only open car parking. This is ridiculous for the Chennai type of weather. Lack of Modular Kitchen and storage facilities in the interior. Any comments on the pros and cons you observed with KG Signature City? We have to really form a good and strong association of buyers to jointly request for betterment of the facility and our living. Any thoughts?

I checked out the property last week and was really impressed with the completed Phase 1 homes. The homes are well designed and you can see the good quality. I believe Phase 2 is also shaping up similarly. I m planning to invest in Phase 2. I find the location very convenient and the homes to be good value for money. I dont have much of a problem whether parking is open or closed. I feel that the other features are excellent and override this.
Hi sathyan, If you are planning to invest in Phase 2, go ahead as I am also booked unit in phase 2 and I am happy as the builder are giving full attention in all paperwork.

Consumer Forum-VI, New Delhi has directed in CC:1129/13 on 16.2.2015 M/s Gardenia Shelters Pvt Ltd, Noida to refund car parking amount of Rs.2 lacs collected from ABV Vijayalakshmi along with 9% interest w.e.f.27.10.2009 until the date of payment and Rs.35,000/- towards harassment, deficiency of service and legal expenses. The Competition Commission of India (CCI) too pointed-out that the Parking Area can't be charged for separately and must form a part of common area and facilities. If the seller / developer mentions Car Parking Area as a separate item, one can challenge the Developer. Car Parking is a part of the Society's Common Area. It is not part of the Floor Space Index. Hi , In my point of view, the government is not thinking in terms of how to make life easy for citizens. Even simple things haven’t been done. The city needs a Chief Technology Officer like in London or Singapore, who can come in and review government processes. We are not living in some primitive non-IT country. India is supposed to be the IT capital of the world. Hi Sudeep, At a time when cement is sold at 245 per bag of 50kg across northern and western parts of India, in the four southern states alone, the price has gone up by 100 per bag. The cement is now sold at 340 per bag to institutional buyers and at 375 per bag to retailers. The impact on the budget housing segment in Chennai is a cost escalation of 2.5-3% per sq ft of built-up area.
Hi Guys, As per my knowledge, cement manufacturers had increased price of even bulker cement by 40% in a month. Bulker cement is purchased by makers of ready-mix concrete. Cement manufacturers cut down production to increase cost.

I too heard of Perungudi ground water, it was contaminated because of garbage dumb yards
Pergundi is also known for the dumpyard/landfill. Largest dumping yard in Chennai Municipal Cooperation spread across 200acres of wetland. Latest, June-6 2015 Hindu newspaper report suggest that the shifting of dumpyard from Perugudi has been shelved. Existing land would be used for modernizing dumpyard.

I have inquired about it last week and really found it impressive.The concerned person is very good and provides full details of my queries. They quoted Rs 3850 per sq ft for me. As far as construction quality is concerned, they said that the rating agency crisis has given 5-point scale and I like the layout plan for this project for 2 BHK.
@ Devendra, PS Group is one of the good developers across Chennai region but the builder is quite experienced with projects in other parts of India. Their Nexterra in Chennai is an awesome project. It is a very unique and modern project with impressive features. Its priced affordably and at fast-developing location too...

Hi Balan, Punjai Land means Dry Land. You have to apply to district collector to convert your dry land or Punjai Land into the residential plot. It is the duty of the district collector to visit the area and confirm whether the land for which conversion is applied for is suitable for agriculture. I will suggest you verify all the legal documents from the respective local body of your area. Any property i.e. land, house, plot etc in Laxmi Nagar has to be registered in Mudichur Sub-registrar Office (SRO). Hello Raj, You have to approach to District Collectorate office for that. The owner applying for conversion would obtain a conversion order which could then be used to construct residential units on land. On the other hand, it is easier to convert a dry land or Punjai Land into specific purposes for example township projects or layouts. But you have to pay conversion charges for that.
