Service Tax is also to be paid by the client. You have not mentioned your budget so it is hard to suggest you good projects in North Goa as far as Villas are concerned. As a thumb rule Villas in North Goa are expensive compared to other regions especially South Goa. There is not much of a difference in carper area or construction material but it’s the price one pays to live away from the crowded settlements of Southern Goa. Horizon land developers and Mathias Group are good local developers that may offer budget villas while go for pan India developers if you are looking at luxury villas. Also note that Goa’s Coastal Regulatory Zone (CRZ) guidelines have banned any construction within 500 meters from the coastal high tide line; villas located in this area demand a premium price due to their privacy quotient.

The overall market sentiment for Brigade group is quite positive. They have been one of the more popular builders and developers to have carved a name by offering good projects within stipulated deadlines. I am yet to hear a negative review of their group in terms of building qualities or any hidden charges.
Brigade Palmgrove is one of the residential developments in Bogadi, neighborhood of Mysore. It is among the upcoming projects of Brigade Group. So far i heard good review about this project. Are you planning to buy ?

What is loading factor? Is loading factor differ from state to state?
Yes it is true that the loading factor is different in different cities. For instance, in Bangalore it is anywhere between 25-30 per cent. This means that the super built-up area is 25-30 per cent more than the carpet area. In Mumbai, the loading is much higher than that of Bangalore.

Yes Saurav, The Union Cabinet on 7th April 2015, gave its approval to changes to the Real Estate (Regulation and Development) Bill, 2013 awaiting in the Rajya Sabha, and approved changes recommended in the Bill. The recommendations of the Standing Committee of Parliament on Urban Development and suggestions of various stakeholders such as consumer organizations, industry associations, universities, experts etc. have also been involved after considerable discussions.
Well Rohit, In the new bill, ongoing projects that have not received completion certificates have also been brought under the purview of the Bill and such projects will need to be registered with a proposed regulator within 3 months.

Hi all, as we know that Goa is becoming second destination for investment by most of investor, so it is necessary to make good policy and regulatory body in real estate market. I think central government have to strengthen regulatory body in construction and real estate market. In this thought the government will plan out modalities to regularise these dwellings after going through various details, including ownership of the land.

Yes, it's a good idea. And the court is not in mood to extend the date of implementation of the more strict BS VI norms for all automakers from April 2020 in the face of a government protest against such a move.
Right Priya, And the court issued a notice in this matter to NTPC, asking the state-run power producer why its Badarpur thermal power plant may not be shut down as demanded by the Delhi government. The court listed for hearing on February 18 the application by car makers for relaxing the ban on registration of diesel vehicles below 2000 cc.

Q: We are 2 sisters and one brother. Our brother claims that our late parents property in Goa has been transferred to him by virtue of a gift deed. He refuses to show us this gift deed stating that he is now the heir and has the right to choose not to show us these documents. How can we find out if this gift deed is registered? Hello, Your brother have to show the gift deed in which it is mentioned that the property has been transferred to him, he cannot claim just like that. At this point of time when he is not ready to show the papers, you can consult a legal expert and proceed further. Hi Tahil, Stamp duty and registration charges are calculated based on the saleable value of property. Before proceeding further, let us understand the new terminology called “GUIDANCE VALUE“. It is the value declared by respective state government for each area of the state. Below this value, registration of selling is not allowed. So the saleable value equals to guidance value or actual saleable value (whichever is higher). It is mandatory to pay stamp duty as per the stamp duty valuation fixed by the Registrar of your area under the stamp duty act of your state. Currently, stamp duty is 7% and registration Charges are over & above Stamp Duty and is levied @ 1% of Total Property Value as per sale deed.
In case of independent house, some states take into consideration the total constructed area for the calculation of the stamp duty and the registration charges. While in case of apartments, super built-up area is considered for the calculation.

Hi Shubham, Provident Adora De Goa is a Mormugao Municipal Council (MMC) approved project and almost all the leading banks and financial institutions such as HDFC, SBI, ICICI, Canara Bank etc are offering loan for it. As far as RERA approval is concerned, PRGO02180009 is its RERA Registration number. Q: Dear All, My parents passed away about 2 years ago. And now I need to put the property on my name. The shares certificate is already done. but the actual process, what do I need to do? This property is based in Panaji. Thanks for any assistance! regards

You have to make Mutation. Mutation means addition or deletion of names in existing Form 1 & xiv. A mutation is required whenever one wants to officially add or delete names from the title deeds of a property. A Form i & xiv of a property provides details such as survey number, sub-division number, type of land, area of survey, and sub-division number, type of land, area of survey and sub-division number, tenants if any, co-owners, owners and other right holders.You have to make Mutation.
