Q: Hi there : Currently I am looking to invest in Kolkata, India around the Rajarhat/New town area. Wondeing considering the current scenario, is it a good idea? As I live outside India, it would be great if I can get some advice. Specially hows the area between Rajarhat Chowmatha/Rajarhat expressway? Any advice would be helpful. Some ppl told me that there are numerous problems to invest in Kolkata, specially political turmoil and illegal land acquisition. Pls throw some light on this. Cheers!

Being so close to Kolkata, Rajarhat has a developed social and physical infrastructure. The city offers everyday necessities making it an ideal place to live.The satellite city is highly preferred in real estate these days.

Hi Chandranohan, I read somewhere that Rajarhat is a planned township and is further divided into three areas namely Action Area I which comprises of malls, residential and commercial spaces too followed by Action Area II serving as the main central business district (CBD) comprising of institutional plots, IT Business Parks, plots and apartment complexes and lastly Action Area - III mainly consisting of high-rise residential complexes and mini sub-townships.
Gud morning Bipin, I agree with you!! Rajarhat and the neighbouring New Town Action areas seem to be positive and bright.Considering the present rate of development in the residential housing sector, investment in the locality definitely seems profitable.

Ur Welcome Bhashkar, Lord City Sonarpur is located on 40 ft. wide Prasadpur Road which connect directly Basanti Barasat Highway. At the same time its connect E M bypass at R B connector. A short distance from Ruby Hospital, Heritage School, Delhi Public School- Ruby Park, Gariahat market, Hiland Park etc. Key distances are:- Ruby Hospital - 30 mins drive (19 Kms), Dumdum International Airport - 45 mins drive.

Hi Biman, Here are the few basic areas where one should must look before entering into property market. These are - 1) Know your budget, 2) Research online, 3) Use formal indices, 4) Ask experts, experienced person. Your circle of friends and family who have bought property could also help you out. Don't hesitate to listen to advices from multiple sources. But always be sure that an expert may be able to guide you better.

Thank you friends for your valuable inputs.. Yes I also think that the rental market in Kolkata is upbeat.Jadavpur is showing tremendous growth in rental market due to proximity to the business hub of Sector V and closure to educational institutions.
Hi Debabrata, I think the New Town area has seen steady growth. Rental demand is high in Rajarhat New Town owing to a number of new constructions that have better facility.The advantage is that notwithstanding the high demand in this area, rental values are still affordable due to plenty of supply.

Hello Dear, Last Sunday I visited his site office and inquire about this project. They told me few units are available with size 800 Sq ft, quoted rate per sq ft is Rs 3000. The project is expected to complete till Sept 2016.

For blocking apartment, you have to pay Rs 3 lakh at the time of booking and rest will be as per CLP plan. When I ask the ratio he general say 80:20 ratio means you have to pay 20% at the time of booking and rest 80% according to plan.

Yes, Goutam, I have a 2BHK flat at shukhobrishti. Their maintenance fee is too high compare to their promotion. Flat original sale price may sound cheap, but main throat cutting situation will occur when you will see that, the annual flat maintenance fees are increasing more than 60% per year. Q: I have booked a flat in Dum Dum area, Kolkata, 7 months ago paying 20% of the sale value. At the time of booking I was informed by the developer that the land is not converted (from agricultural to residential) and also no mutation has been done from BLRO. However, I was informed that these would be done in due course of time and before I apply for housing loan with banks. The status right now stands that the mutation has been done but conversion has not been done and the developer informed that he will not do so and I have the option to cancel the booking. Also, when I approached banks for housing loan, reputed banks like SBI refused to provide loan in the absence of conversion papers. However, there are some banks and financial institutions which are ready to provide loan without conversion papers and some have in fact already approved the whole project. Now the question is: 1) Is it advisable to go ahead with the property or cancel the booking? 2) If I go ahead with the property, would there be a problems in future (like for flat registration, flat mutation or anything else you are aware of)? 3) In future will it be possible to resale such property without any problems?

Hi, As i know, without conversion certificate land can not be used as a residential purpose. You builder will have to pay conversion fee to convert the land from agriculture to residential. Other wise you should ask to the builder of the receipt of the conversion fee otherwise you have to pay. Buying agriculture plot without paying conversion fee is considered as illegal. It's best to hire a lawyer and consult him if you feel that the issue is a serious one. Well, the project is only a few kms away from the existing Metro and Railway stations. The location is well connected with different parts of the city. Schools like Narendrapur RK Mission, B.D. Memorial School are also within few kms. Shopping Malls like Wood Square at Narendrapur with brand like Big Bazar and Highland Park are also within the arm length. All the basic necessities are within stone throw away distance.

Q: We booked a flat in Kolkata that is due to be handed in early/mid 2018. However, the location feels far to us now & we want to go back on the deal. The contract says the breach would amount to some Rs.50,000 penalty. We have paid 7lacs till now & ready to bear the 50k penalty. My question is, will this be a smooth process or is there a chance for the builder company to cheat us or extort more than 50k? Just looking for any experience/advice on the matter before I approach the builder company regarding this. Any helpful response is appreciated.

Yet others deduct up to 20%, whereas smaller developers may forfeit the entire booking amount. In your case it is clearly stated that if you cancelled your booking than Rs. 50000 will be considered as forfeited. So, better talk to builder in this matter.Hi friends!!
