Currently I am looking to invest in Kolkata, India around the Rajarhat/New town area. Wondeing considering the current scenario, is it a good idea?
As I live outside India, it would be great if I can get some advice. Specially hows the area between Rajarhat Chowmatha/Rajarhat expressway?
Any advice would be helpful. Some ppl told me that there are numerous problems to invest in Kolkata, specially political turmoil and illegal land acquisition. Pls throw some light on this.

In the Traffic East's jurisdiction atleast 5 accidents are being reported every month. I have a 2BHK flat at shukhobrishti. Their maintenance fee is too high compare to their promotion. Flat original sale price may sound cheap, but main throat cutting situation will occur when you will see that, the annual flat maintenance fees are increasing more than 60% per year. If it was standard 10% increment annually. Then i would think still its ok. But their increment rate is higher than inflation, interest rate.Yes, Goutam,

I have booked a flat in Dum Dum area, Kolkata, 7 months ago paying 20% of the sale value. At the time of booking I was informed by the developer that the land is not converted (from agricultural to residential) and also no mutation has been done from BLRO. However, I was informed that these would be done in due course of time and before I apply for housing loan with banks.
The status right now stands that the mutation has been done but conversion has not been done and the developer informed that he will not do so and I have the option to cancel the booking. Also, when I approached banks for housing loan, reputed banks like SBI refused to provide loan in the absence of conversion papers. However, there are some banks and financial institutions which are ready to provide loan without conversion papers and some have in fact already approved the whole project.
Now the question is: 1) Is it advisable to go ahead with the property or cancel the booking?
2) If I go ahead with the property, would there be a problems in future (like for flat registration, flat mutation or anything else you are aware of)?
3) In future will it be possible to resale such property without any problems?

As i know, without conversion certificate land can not be used as a residential purpose. You builder will have to pay conversion fee to convert the land from agriculture to residential. Other wise you should ask to the builder of the receipt of the conversion fee otherwise you have to pay. Buying agriculture plot without paying conversion fee is considered as illegal.
It's best to hire a lawyer and consult him if you feel that the issue is a serious one. Plz note I'm not a person with good real estate knowledge but write my posts from whatever articles,sites i come across and also from my past buying experience of properties.Hi,

We booked a flat in Kolkata that is due to be handed in early/mid 2018. However, the location feels far to us now & we want to go back on the deal. The contract says the breach would amount to some Rs.50,000 penalty.
We have paid 7lacs till now & ready to bear the 50k penalty.
My question is, will this be a smooth process or is there a chance for the builder company to cheat us or extort more than 50k? Just looking for any experience/advice on the matter before I approach the builder company regarding this. Any helpful response is appreciated.

What is worrying for the buyers is that there is no norm that the builders are required to follow while cancelling bookings. while some builders deduct 10% of the booking amount, others quote the same figure on the cost of property. Yet others deduct up to 20%, whereas smaller developers may forfeit the entire booking amount. In your case it is clearly stated that if you cancelled your booking than Rs. 50000 will be considered as forfeited. So, better talk to builder in this matter.Hi friends!!
