Q: SVS palms have bbmp A-khata. Does that means it is not a BDA sites. If is it is not a BDA sites then should i ask builder to provide a copy of NOC from BDA for SVS Palm. Or NOC is not required I can go ahead for booking just based on BBMP - A khata?

Q: I am truly upset with DLF. Because, they keep promising delivery of flats. Its more than 2yrs and 9 months. Still the flats are not ready. This is for the DLF - Westend Heights, New Town in bannarghatta road.

Yes, I have taken flat in DLF. Because of several negative news, I have visited the site and my flat last week. As per DLF the A-Block OC approvals are awaited, the allocation is expected by Jun-2015. B-block internal finish, electrical, and carpentry work are in progress which will take 2-3 months time to file the OC. As per DLF the B-block OC should be ready by Nov-2015 only. The general areas, parking, roads, etc are ready they look good also. No need to worry too much except that DLF comeot with surpraise payment slaps on the customer

Mahavatar Heights is a project by CMRS Properties which is in pre launch stage. The builder is planning to launch the project by this November. The project is estimated to get completed by 2017

This is near Central Jail (Near Amritha College) , Off Sarjapur Road and is a ready to move in project. Any feedback about the MJ Infrastructure builder will be appreciated. I have researched that they have completed 5 projects and are a decent mid segment builder whose construction quality is good . For Azaliya, they are in the process of getting OC too. The project offers only 3 bhk apartments and the area ranges from 1650-1750 sqft. The rates of apartments falls in the bracket of Rs 82 lakhs to Rs 90 lakhs approximately.

It is an ongoing project and the project is estimated to get completed by this year itself. The price of a 2 bhk unit here starts from Rs 40 lakhs and goes upto Rs 50 lakhs approx. The project is around 4 kms from Manyata Teck Park and 3 kms from Elements Mall.

Q: They are a set of fraud people. Since past years they claim to complete this project. But it is at same status. They will force you for early registration after which you are responsible for your incomplete flat. They doing advertisement of luxury flats and amenities. They have nothing more than hollow flat and congested parking. Their is no children park.no gym, no party hall. They has constructed 6 unauthorized flats of more than Rs 2 crore on top floor and no set back area. Which leads to huge deviation. On above all this they took our Rs 3 lakh and not refunding the money.They are Fraud. No completion certificate, no power back up.This is current commitment,their list of promises decreasing every single day.as you will investigate more you will know more may. Beware before you give single penny to these fraudsters!

I would suggest you, check your agreement first. Is there any clause for delay possession and said amenities? If it is mentioned in your clause, then you can force the builder that you are going to take the legal step. If the builder is not giving any satisfactory reply then consult a good lawyer and file a case in the consumer forum or with the State RERA Authority for delay possession and deficiency of service.
