I like the discussion......it is really a eye opener for first time buyers. I would also like to suggest you that do not do any booking only on the basis of the brochure, some presentation or looking at a sample flat. Make sure you visit the actual project site and see the location, how well connected the area in city, how are the roads, what is nearby the place and other important factors. A lot of people book properties in real estate expo and exhibition, which I don't think is a good idea at all.
Yes, the way people share their buying experience is appreciable. I am not saying that brochure's are not important. They surely play a big role in marketing and you get a very good idea of what is the project all about, but go beyond that. Judging a property by just looking at brochure is exactly like hiring an employee by just looking at resume.

OMG!!!!! We only know that we have to discuss with the sale guy on phone regarding the project and rest of the decision made after site visit but the realty is different here. Sometimes, we forget to check the material used in the project, we only see the sample flats in which builder had paid their attention to attract buyers. But the materials used in bulk of flats will be different. They use cheap quality of materials.

There are millions of people in India, who are dealing with legal issues today because the land they bought is disputed, the required sanctions were not taken and many other issues. So just don't feel shy about asking legal documents. There is no hurry in doing the agreement.
Right Diwakar, It will save you a lot of money and energy in future. It is not a very healthy sign if the sales person is constantly avoiding the conversation regarding legal documents or if he is doubtful in providing you a copy of the agreement.

Yes Nikhil, Real estate market is currently spark with options for prospective buyers and developers are offering discounts in almost all the projects, especially those which are ready-to-move-in. The offers and freebies that are being offered during this period must be closely examined to establish their true contribution in terms of the overall value of the property, and the deal itself.
Heavy discounts would better for both end users and investors. Buyers could consider the offers on the other hand developers yield stamp duty and registration fee.

Hi Keshav, Delhi government could also submit its plan because it is meant only for the New Delhi Municipal Council area, a small part of the city. Telangana and Chhattisgarh are among the others that are seen as serious with their planning, and could end up submitting good proposals.

Thanks Chintak, As per sectoral many of the states are going slow on their smart city plans because of the push and pull between greenfield and brownfield. The recent Chennai floods may also have delayed the plans of some states.

Hi Visal, The court also directed the state officials to remake the entire exercise strictly in accordance with the guidelines for selecting smart cities within two weeks and thereafter send new recommendations to the Union Government.
Right Sunil, The court further directed the Union Government to deal it as a special case and process the same with other applicants. The reason of cancelling recommendation of Dharamsala as smart city, the court found that the decision to exclude Shimla city and include Dharamsala town in the list of potential smart cities has not been taken smartly.

Yes, and keep in mind that the documents which are duly registrar in the office of the Sub registrar only come under the Government records and with their mutation number. So, it is necessary to verify all those documents mentioned in the mutations of the property you are planning to purchase.

Hi Surinder, There is a huge amount of interest in foreign money coming to India. Most of the money has come into various private equity funds. these are funds that serve to the affordable housing segment and funds that serves to larger developers. It is the middle and larger developers who have access to these funds.

Hi The panel, headed by BJP MP Bhupendra Yadav, asked for written response of state governments on the bill that seeks to guard against claims of succession of ''enemy properties''. States have been asked to give their response on the bill immediately
And they also told the states that they will only move forward on the issue after they get the views of the states on Monday's meeting. Actually, the bill relates to guard against claims of succession or transfer of 'enemy' properties of people who migrated to Pakistan and China after the wars.

Hi all, Yesterday, the Delhi High Court, with regards to a recent case, ruled that service tax cannot be levied on under-construction flats in a housing project. Service tax on under construction property is charged on 25% or 30% of its value. is not charged on the entire value of the under-construction property, and is instead levied on a certain percentage of the total value, i.e., the cost of construction.
If it is true then this rule will give a relief for home buyers as service tax increases the overall cost of a property by about 3.75-4.5%. Do keep in mind that service tax will be levied on various other costs associated with buying a house. For example, it will be charges on the brokerage you pay to a real estate agent or broker, legal fees paid to a lawyer, and if you take a home insurance policy, service tax will be levied on the premiums paid.

Hi, In case of agricultural land, generally within limits of village panchayats, multiple certificates and records are required to establish the title of ownership of land, these include - registered title deed, tenancy certificate, survey map of revenue department, location certified in village map, receipt of payment of land revenue, etc.
Hi Deepak, These are the few basic rules for conversion of land:- The land owner should make the application for conversion to the concerned Planning Authority, which should serve as the single window for processing the application. The application should be complete with all documents establishing the identity of the land parcel, intended land use, and plan for development if the same has been finalized. Once the identity of the said land parcel is established and verified for the application should then be processed from a planning perspective.

In the application, you need to explain the purpose of conversion. 2) Documentation:- Along with the application, you will need to attach copies of prescribed documents such as rights, tenancy and crops (RTC), mutation extract, original sale deed showing that you own the land, or partition deed for having obtained the same by inheritance, the latest tax receipt, certified survey map, among other documents.

Under the development plan, the authority has divided Delhi into 15 Zones but the L Zone is the largest, and is almost entirely undeveloped. And the reason behind, it getting developed as a smart city. A totally new concept in India. Hi Umehs, Nothing Delhi has nothing much to do for any residential purpose. The area is far from center of city and looks more dirty than most areas in Delhi, though greenery is in plenty. But the greenery is only in the large number of universities in the area, and not in residential area. Area is dominated by rude Jats and the place is largely industrial, resulting in a lot of pollution. Rohini and Pitampura are two good areas there, rest all areas like Jahangirpuri and Mangolpuri look like slums. So, a big no from my side.
Yes, South Delhi and New Delhi has a bit too many of posh areas, but living in these area is impossible for middle class people. Also, it is the center of the city and enjoys good advantages due to this. Dwarka sub city is a very good area for common people in this area. It has got wide roads, and is clean and green. As a whole, this area is my second preference after Noida.

Yes, it is always profitable. Rental properties are great because you can borrow the bank or someone else money to increase the potential return. This is known as leverage. In other words, you do not need to have 100 percent of a property purchase price on hand to be able to buy it. Rental properties allow you to buy large properties for lesser cash than you might need to purchase stocks or other investments.
Apart from that, It is up to you to analyse a property before you buy it, it is up to you to make sure the property is in good condition to rent, it is up to you to ensure the property is running at high performance. I do not have to depend on others for your direction of life. you can manage your investments directly and personally.

Hi Dinesh, Earlier, most of the project by this developer was in a delay status but now after implementation of RERA, every developer want to deliver their project possession on time. I would suggest you do your all due diligence before booking. Verify all the required approval with your local body and then go for it.
