Q: In most societies buyers are required to run after builders to tell them details about the stamp duty and other charges.

Hey, this is the last minute rush to complete their registry to save the duty hike but the are up against unfinished paper work because builders haven't been diligent enough excessive lawyers' fees and backlog of files in government offices.
Its true Piyush.....many buyers were waiting for approval of their files from the Noida Authority. Some of them submitted their papers on March 16, but they have no clue why the approval has not come from the Authority. For some it takes just a day or two. While the builder has washed its hands of the issue, the buyer feels harassed for no fault of his.

Hi, Did you write a mail to RWA and raised issue in AGM? Q: Hello If a builder is offering possession then should i check if they have occupancy certificate from govt authority or not? Without occupancy certificate is it illegal to stay in that house? If he doesnt have occupancy certificate then should i take posession?

Hi Rahul, The law says one cannot legally move into a building unless the developer gets an occupancy certificate from the approval authority (HUDA), The corporation can ask apartment owners to leave such illegally occupied flats or impose heavy penalties. A buyer can move into his/her new apartment only once the occupancy certificate (OC) has been received.
It is absolutely right. The builder of the flat issues occupancy certificate once the construction is completed. Legally, every builder/owner should send an application to the commissioner for the OC within 30 days of completion of the building. Sometimes, it is seen that a builder is not getting Occupancy Certificate because he didn't pay pay property tax on time. Secondly, a builder might not have sold all the flats in the complex. In such a situation, the builder is often reluctant to obtain Occupancy Certificate. #rd and the most importantly, if the builder has not constructed the complex based on the approved plan, then there is a chance that the builder might not be able to obtain Occupancy Certificate.

Hi! Victoryone Amara, Sector-16, Greater Noida is currently under construction. As info avaiable the possession date is 1st Qtr of 2017. It has 2/3 BHK apartments with carpet area of around 1000 - 1700 sq-ft. The builder is decent with good track record previously. Regarding Noida extension this location not just ensures better connectivity with the proposed metro but also with the significant locations like Noida, Gretaer Noida, Gurgaon and Ghaziabad. @Gagan, The location is fantastic and gives you the best view of Buddha International Circuit - F1 Track. Basically Gaur township is the part of sports city of 250 acres at Greater Noida. This township is happened to be one of the most popular for living as well as better investment option due to the industrial growth happening in Greater Noida. Nearby Road Construction is already done in the region like the Delhi, Mumbai Industrial Corridor a dedicated freight corridor between Delhi and Mumbai and to reduce the travel time locally, the FNG corridor is being made. The locality of the Gaur Yamuna City has no. of educational institution like the Gautam Buddha University, Sharda University , NIIT etc. There is also a Night Safari park is running in the region and monorail has been proposed and an ISBT.

Q: I own a 3 BHK at gaur city 4th avenue and living here since 8 months. I want to share my experience at gaur city. Overall Gaur City Township is good there is good security system in the township, safe place for all family members. School and hospital like amenities are available in the township itself. So it’s convenient. In club there are good facilities and it include international cricket stadium as well other sports facilities. So I would say gaur city is a place with all sort of facilities for residents. I talked with some residents as well they are also seems happy with the property. But there are some small issues as well residents faced here. One of the issues is electricity cuts and fluctuations. Residents are facing problem of huge power cuts at gaur city. Residents talked with gaursons maintenance department regarding this but they used to say that this is due to power cut from NPCL. And that is true as all residents of noida facing the electricity issue. In gaur city builder providing power back up at lower rate than other builders in noida so that good part of that. I read somewhere that gaursons installing a 330 KV sub power station at gaur city. This is good news for residents of gaur city as it will resolve the electricity problem at gaur city. Another encouraging thing about gaur city is their complaint resolving process that helps residents to sort out their maintenance issue in a better way. As residents can log their complaint at complaint desk at gaursons office only they need to keep the complaint id with them to track the status of their complaints. Even I was facing some issue at kitchen tiles so I went to gaursons office and there I came to know about this all knew complaint log system. I logged my complaint and the vendor to fix the kitchen tiles came next day and fixed the issue so I am quite happy with this type of initiative by builder to solve buyer complaints. I read about some negative news about gaursons and seen some residents doing protest against the builder. But I think every builder has some pros and cons as in huge project some issues always arise but if I see overall there is only some small areas builder need to improve otherwise it’s a fine township.

Hi Piyush, I think buyer should visit the developer directly and aware them about the current situation. May be builder is unaware about the situation he is facing currently or he should write a mail mentioning the issue and ask for the rectification. Q: ====== ALERT ====== I deposited the pre-launch booking amount of Rs. 7 Lacs. This was my first investment as NRI in India, I had made and I feel cheated as no receipt and allotment was issued to me. I was told during collection of cheques that allotment will be given in Jan2015 . Once my money reached into the Ajnara’s account after that their worry was finished and it was my turn to start worrying so what I am doing yet. Having several calls with Ajnara people and Ajnara servicedesk even on mail(even putting Mr. Harish Gupta/ Tanzeel Ansari/Renu/ Mr. Anand in CC does not helped) also nobody was telling me the date even month of launch even. =================== Now i asked for Refund ==================== As the project Not launched after years, I asked for Refund. From an year now i am struggling for refund. When i delivered my refund document they said refund will be processed in 3 to 6 months (Here you have to notice that, Ajnara is not able to launch project and even they are not refunding money, not my fault). They asked me to sign a affidavit which says i will not ask for any interest and compensation and i am taking refund due to personal reasons. I also gave them thinking that let the process make easy. Now, days-months-years passed, First Ajnara team do not responds, if they they respond, from 6 months i am only getting following template. ============================================================ Dear Sir Greetings from Ajnara!!! Hi Sunil, As far as Noida/Greater Noida are concerned, residential properties have not seen so much of value appreciation. There can be various reasons for the same. Regulatory issues, project delays, political interference are few to name. Hello Rohit, When is the possession date mentioned in your agreement? If it is a under-construction project, builder must has to register it with their respective RERA department. If not then they have to pay penalty for delay. They directly tell buyers to cancelled the booking if they know that if they sell the same flats in current market they will get 200-300 per sq-ft. more than the previous booking. Yamuna Expressway Plots by leading developers Gaur Yamuna City 32nd Park View Plots is expected to give excellent returns over the coming years. Check with the Greater Noida Development Authority, they will give you the exact information as per the master plan.
Yes, it will be a wise investment in Yamuna Expressway as On December 5, the Uttar Pradesh Cabinet, headed by Chief Minister Yogi Adityanath, gave its approval to the plan under which an airport will be built at Gautam Buddha Nagar's Jewar, in four phases. The plan got a go-ahead from the Centre in June this year. A no-objection certificate (NOC) was also issued by the Centre for the project on October 5. They have also granted approval for the greenfield international airport at Jewar, Greater Noida, to cater to growing flying requirements of the national capital region. So, you can go for this project as it will give you excellent returns in the coming year.
