I wouldnt call them the best and the only reputed builder in Chennai but I had a fairly good experience with Radiance Realty and their property Shine, which is great and a lot talked about. In fact I am also looking forward to seeing their other project Mandarin upon completion, it is a promising new property. Perambakkum is a good choice to invest as it is one of the fastest growing areas in Chennai. It is close to the IT hub of Chennai and also away from the city chaos. Before booking a home online, it is always recommended to do a research on the project offline and online. Most of the details are available online or on the builders websites. You can check all the details of the structure like locality, area of structure, about Builders credibility, 3D Structure of the building, real-time construction images of the structure etc. and later make your choice. I would recommend that you personally visit the site as well. I recently found a project on housing.com, was convinced with all the details mentioned, but still went ahead and did all the above research before booking a home online at Radiance Mercury. Q: Hi, I am planning to buy a 2BHK house in this project. I would like to know if investing around Rs 45 lakhs in this project is a good idea? As far as I know, it is competitively priced at Rs 3299/sq.ft and it is just close to IT parks. It would be great if someone throws more light. Also, can someone say how prompt and good are Radiance? After visiting Radiance mercury I finally made my decision to make it my home as I just loved the way radiance realty has given space to everything here from the compound to the lobby, from the living room to the rest room everything is so beautifully built that you cannot resist making it your home. The location is perfect too. Thoraipakkam is a really good and promising locality in Chennai. Other than being located in OMR, is easily accessible and has all the basic amenities in and around the area. Q: Swami Developer Builder Survey no 245/2b ,216,217 at New Panvel Site at Shivkar confirmed Stamp Duty registration Free , DHFL was marketing partner .while booking the dhfl exetutive confirmed that stamp duty registration is free is 20 % payment is made within one month time of flat cost in Jan 2014. Now till Nov 2015 there is not works started as Swami developers has to get all approvals cleared from CIDOC . Now Swami developers says that stamp duty has to be paid by me. While booking he mentioned all Legal charges Free on Receipt provided. Please let me know what can be done in such a case against Builder. I am vinay K form Mumbai Goregaon . Please Suggest.

Was there a written document provided to you regarding the Stamp duty free registration? If not there isn't much you can do, maybe consumer court. But if there is a written document you could take legal action. A stamp duty paid instrument/ document is considered a proper and legal instrument/ document and such gets evidentiary value and is admitted as evidence in courts. Instruments /documents not properly stamped are not admitted as evidence by the court. You can find out the market value of your property and the stamp duty amount on it from the Ready Reckoner as follows:- You should know the division/village name and C.S. /C.T.S. number of your property. From the Ready Reckoner, locate your valuation zone and sub-zone with the help of the division/village name and C.S./C.T.S. number of your property. From the table know your rate per square meter, then multiply the rate with the built up area of your property in square meters. You will get a value. For investment purposes Chennai is the hot favourite in India as they have a lower price range but premium quality property. It is fast developing and will soon be at par with places like Bangalore, Delhi and Pune. Well you should trust developers that have properties in Chennai and these projects have comparatively remained untouched by the floods. A lot of properties withstood this calamity and this way we can know which builders to trust and not to trust. I recently bought a flat with Shine and received a mail from the team claiming that the property has stayed the same and wasn’t damaged and handover has started. Radiance properties all over Chennai have done well and therefore, I am glad I made the right choice when it comes to realtors.Well you should trust developers that have properties in Chennai and these projects have comparatively remained untouched by the floods.
